Good points:

1.Helpful friendly staff.
2.Quiet peaceful location.
3. Clean, very well appointed caravan it really was nice and had a fantastic shower.
4. Site had a cared for appearance.
5. Handy small shop.
6. Only a short walk to Dawlish Warren.

Bad points none really about the site apart from a lack of recyling facilities.

Dawlish Warren wasn't really for us a bit Blackpool and static city but that dosen't mean it was bad it just wasn't our bag, niceish beach though. Nearby kids loved Pennywell Farm great day out, thought Diggerland was very expensive 45 for 2 adults and one 4 year old ( 2 year old was free) to get in plus lots of machines 1 here 1 there. Brixham was very nice enjoyed crabbing at the harbour.

We arrived at Golden Sands first impression was 'oh my god'!

Good points as follows:

1. Helpful Friendly staff.

Bads points: Not really sure where to start so here goes in no particlar order.

1. Very run down shabby appearance, litter, peeling paint etc.
2. Do not believe the website description of the Pool it was tiny. (We did not use it).
3. Exteriors of the staics that we saw where in a very poor shape.
4. Childrens playarea terrible, broken swings jagged metal sticking out overflowing broken bins it was really, really terrible.
5. The club house was full of Christmas decorations nothing for halloween at all as it was October half term this seemed a bit odd.

Walked through the touring area and it looked really poor muddy and very cramped. We had the misfortune to use the toilet block and it was shockingly bad.

After we had walked aroung waiting to check in we where not sure if we where going to stay or not, we wanted to see the static first.

We had booked a gold plus and on checking in where told they had none left and we could have a silver instead. We said NO WAY we would not stay in that case and so they offered us a gold plus at their sister park which is called Peppermint Park and oh joy of joys it was great, clean, quiet and well looked after. I cannot comment what interiors of the caravans are like at Grotty Sands as we did not hang around to look.

Ps: Pennywell Farm is great and Dawlish is nice, Diggerland is very expensive, Brixham is lovely great for crabbing.

Used this campsite to visit relatives nearby,a typical holiday type park with small pitches and large open areas,being Oct. It was quiet but dread to think what it would be like peak times Aug.
Toilets/showers adequate though a little outdated,reception was friendly, that said it was very cheap at 8 /night for two with ehu,hardstanding and own tap.
Site excellent for cyclists being mainly flat,I cycled along cycle route 2 to Exeter and back or you can take the train from nearby Dawlish Warren station with the bike if you want to.
Area good for walking also with a nice coastal path walk to Dawlish Town. Didn't use the clubhouse as prefer proper pubs the best of which was the GBG listed old nautical pub The Anchor at Cockwood with a nice looking menu and Otter ales.
Probably would return as a quick stopover if in the area and was out of season.

For the price of the pitch you would expect the ground to be level, but no quite a slope. Toilets always running out of hand soap and toilet paper, reported it several times, showering area very small, two morning sick on the floor at the entrance to the toilets. The only positive was the shop staff were helpful. The swimming pool was more like a deep'ish paddling pool, about 4 foot all over.

We had a lovely weekend in Peppermint Park. The price was very reasonable - just 12 per night to include electric hook up and use of all the facilities.

We arrived about 7.30pm so reception was closed but our pack was affixed to the door with some others and a map of the park. The pitches are not very large and it did feel a bit crammed in but the park wasn't full which helped.

In terms of our little boy we had the best pitch of any campsite we have visited so far as the caravan backed onto a grassy hill with a playpark at the top so he could play safely.

The playpark was a little disappointing with broken fences, swings and no zip on the zip slide. However we also used the one at Dawlish sands which was lovely.

Never saw a warden but did go into reception on Saturday to ask a few questions and she was very friendly and helpful.

The surrounding area is beautiful with lots to do and see. It's possible to walk to Dawlish Sands beach so you don't have to pay to park the car. The beach at Dawlish is very pebbly.

We used the indoor swimming pool at Dawlish Sands park which was nice temperature and reasonably clean.

The toilet and shower block at Peppermint Park was clean with plenty of hot water.

We didn't use the clubhouse but the shops were well stocked.

A very enjoyable weekend we will almost certainly go back next year.

The pitches was small and water logged and muddy I am glad I was not in a tent. One of the shower blocks the floor tiles was lifting do to poor repair but the other shower block was clean with very hot water. When we checked we was asked if we wanted passes for the entertainment at 2 per adult per night.

The site shop was very clean with friendly staff and fair prices for a site shop.
