Booked with some trepidation, but really glad we did. The road into the campsite is a little hairy if you're towing a big unit, especially the last turn, but other than that, this site is well worth a visit. Facilities are close to the pitches with hookup, and are clean and plentiful. The showers are a little small in size, but the water is hot and plentiful, so no real cause for concern.

All grass pitches might be a problem if really wet, but we struck lucky with the weather and had a great time. Brixham is a 20 minute down hill stroll and a 5 taxi ride back, the beach is a 15 minute walk, but the steps down (and back up from it) could be a problem for older visitors.

NNo dogs or single sex groups on this site, lots of families makes it nice and quiet at night, and relaxed in the mornings.

Highly recommended - we'll be coming back.

Fantastic campsite! The good experience started straight away with booking in at the farm house; very polite, welcoming and informative of what's going on in the area (would score higher than 10 if I could). Really clean shower blocks and toilets, with plenty of free hot water at all times of the day. All the facilities you could want for a quieter long weekend (no club house or kids club. Hurray!). Pitches are large with more than enough room for an oversize tent and car. Pitches are fairly flat and easy enough to get pegs into.

Only one downside, which is beyond anyone's control. Seagulls at 4 in the morning! Wow, what a wake up! They do calm down at about 6 though.

20 min walk into Brixham, easy enough. Be aware that the walk back is quite steep for the last 10 mins or so.

We absolutely loved it, very relaxing.

Came back here for the second year running. Absolutely cracking camping site. One or two slight inclines, but easy to find somewhere flat to camp against the hedges that surround the site (note - if you don't want bird splat on tent don't pitch under the trees!). A fine view out over Brixham town and the sea. Clean and tidy brick built toilet block and washing facilities including washing up sinks and laundry. Well kept grass, no shop on site, but there is another more holiday camp type site just across the car free lane a very short walk away to use their shop which seems fine with everyone. There is lovely lots of space for kids to play games, but no dedicated children's play area. There is a completely useable sandy/stoney bay abut 15 mins walk away - downhill going, but don't forget uphill coming home. It is worth noting that this beach has no toilet facilities. It is about 15-20 mins walk down to lovely Brixham harbour itself - again be ready for uphill coming home. If arriving by Satnav it is worth bypassing the one way lane that many will pick to arrive and turning left closer to the town. Anyone towing a large trailer will wish to note that the route to the camp site runs via the town and its rather narrow and twisty for the last part to the site itself. Brixham and the site itself is served by buses across the Torbay areas. Great little camp site and cannot recommend it highly enough.

Wonderful site pleasant well informed staff who are willing to help. When we arrived I did over shoot the turning for the site ( there is a huge site static 100 yards past upton manor site) Upton manor is on the left, access is a little twisty for the last 500 yards - 1 mile, BUT it is a bus route, So if a bus can fit then so can me and my 35ft long outfit.

Site is very well kept and spotless, clean well spaced pitches. Whilst booking in I was informed of the local walks and where to go, static site next door shares the shop so you can get all your essentials and more. Beach is a 10 min walk however there are 108 steps down to the beach so some might find this awkward (we went down everyday) although it isn't a huge mile after mile after mile beach there is more than enough room/space for everyone and it never felt crowded views are stunning and well worth a visit. Town is a 20 - 25 min steady walk down and I was surprised as to the amount of various shops on the main high street, we walked to the end where the harbour is and sat and had tea and cake whilst our son watched all the CRABBERS ! although the walk down was steady we didn't even attempt to walk back up, in stead we a got a taxi back up to the site with our shopping at a cost of only 4. 60 it was well worth it and cheaper than three of us getting the bus.

Great well kept site with everything you need for either a weekend or a weeks stay, we truly had a magical time whilst we stayed here.

We know the area well, but wanted to stay a little closer to Brixham than our usual site, so came to Upton Manor.

Good communication via the website and telephone. We arrived after a bad journey involving a blowout on the motorway. Given a welcome pack of information, including a map, were were told we could pitch anywhere within certain fields. We had a good look around, decide where was flattest, and where would be quietest, we ended up at the bottom corner of the far field. It's a bit of a walk to the toilets, and it loses the light early in the even, so we may pitch somewhere else next time.

Noise on the site wasn't a problem, even the holiday camp opposite went quiet at 11pm. The grass is short and the facilities are kept spotlessly clean. Plenty of water and fire points. We also like the fact that no dogs are allowed on site, although there was some evidence that there had been dogs recently. We had been warned that Seagulls can be a problem, keeping the bin inside the tent empty while we were away stopped any attacks. One camper was seen to be feeding the gulls! I suppose he would throw food at rats running by as well. There aren't many rules, but those that are there, are there for a reason. As we tend to be out for the day, I don't know if there is any official presence on the site, like a walk around, but perhaps it may be needed at times.

The toilet blocks are very clean, and well thought out, but maybe the cubicle are a little small, or I'm a little big!

The location is only a five minute drive down into town, through the housing estates. It is a bit twisty, but no problem. The lane beyond the site really isn't suitable for vehicles, but leads down to a lovely secluded beach. The holiday camp opposite has a small shop for supplies.

Brixham is a lovely town, with the best Fish & Chips on a Thursday. Unfortunately, this is also the day the the campsite has a pizza van! Breakwater Beach is a small pebble beach with a cafe, restaurant and toilets at one end. Parking is available at the top of the beach, or in the secluded multi-storey on the other side of the road, with a tunnel walk through to the beach. The breakwater at one end of the beach and rock pools at the other. Good for fishing off the rocks, launching a small boat, or swimming. If you are comfortable swimming out of your depth, swim beyond the seaweed line, it really makes a difference, the water is calmer, warmer and it is one of the best sea swimming areas around.

We will be back.

This was a last minute booking and our first visit to Brixham.

The site is a little way out of the town if you have difficulty walking - but the buses seem regular and we never had a problem parking when we drove down. (The main road in and out of Brixham is usually very slow, incidentally. )

Upton Manor is ideal for families - and the children there clearly had a great time, with the freedom to run around several areas. On this occasion we were childless - and for others in the same position, the amount of kiddies around could be a problem.

That said, everything goes quiet by 11 pm and we had several very peaceful nights' sleep. On our last night, however, there was a group of men up until 3am talking loudly, despite being asked to stop by their 'neighbour'. They were politely but firmly asked to leave the next morning. The owners dealt with the problem promptly and efficiently.

So be warned, this is not a site for groups of friends who want to sit up drinking and chatting into the early hours, but if you want somewhere that's lively in the day and peaceful at night, this is perfect.

We didn't go the the clubhouse on the site opposite, but used their shop which was useful and had one take away jacket potato and salad, which was tasty!

The vast majority of places to eat in Brixham serve fish, of course. We ate in at the 'Poopdeck', at the Brixham Fish Restaurant and at the Indian 'Balti Nights'. All were delicious. On our last morning we had 'Breakfast at Tiffany's' which was great, but a little slow if you're in a rush.

All in all we were very pleased that we chose Brixham for our few days away and very happy with Upton Manor. The pitches are not huge, but it's an attractive site with friendly staff. And the place is spotless. The showers ARE a little small, but the two blocks are always immaculate!

A lovely break, thank you!
