The one I looked at was pretty useless - told you which house sold and what for but no other details (no. of bedrooms, garden size, garage etc, etc) so it was impossible to compare.
Zoopla seems to give quite a bit of info. Pick houses in your road or nearby and compare. Take a walk around looking for estate agent signs and then compare online.
Nothing to stop you asking several local agents around to give you valuations and an indication of their fees. You can then compare the price of their fees against the online agencies charges. You can also use Rightmove/Zoopla etc to see how much houses similar to yours are currently on the market for - go and view them too if you want.
When we used Housenetwork we used the valuations to decide on the asking price and paid a flat rate to Housenetwork to market it. They were very professional, took lots of photos, virtual tour etc Via their website we could also see how many people had viewed the house online, and whether they had downloaded a brochure. We had to carry out the viewings, but Housenetwork followed up the viewings for feedback. We saved several thousands of pounds and if I was selling again I would definitely use them again.
Hmm, we have modern quietly situated four bed detatched house with garage, it's conservatively decorated parking off road for three cars large patio private gardens, it's been on the market for over three years and price reduced by £30,000. The current agent being the only one in the local town is ineffective relies solely on Internet advertising and despite several requests refuses to produce a marketing sales strategy.
Any ideas?
