To have it cleaned and reproofed would probably cost you more than buying a new one, tbh. And Eurohike tents are a fairly basic brand...nothing wrong with them, but they're not expensive tents. How long have you actually used the tent? Synthetic canvas does delaminate over time due to UV exposure, so it's more down to how many weeks of use and in what sort of climate rather than actual age of a tent.
As to leaking...the weather we've had this year have caused an increase in complaints about excessive condensation in tents. Are you sure it wasn't this that you noticed?
