its always worse than it at first seems.. the more you dig the more you find.. at the bottom its also structural.. it can be repaired pretty much anything can just give the alternative options (get rid) a thought before you get stuck in.. the materials are cheap which is one good thing..

if you click on my name it will list the forums i have been on, if you go into the one named "repair" there are pics i have out on of my damp old swift. one shows a definate lack of original sealant put on when first built , and how it is above the alu seam and screw hole of the awning rail...its no wonder water got in !!
