Hi all

looking to buy a static on a site in North Devon. We do not want a club house or bar just a nice quiet site somewhere between Bideford and Ilfracombe. Any ideas or homes for sale? Not sure of budget yet as its our first static!

Below is entirely on the assumption that you are looking for a HOLIDAY home. If you are looking for a RESIDENTIAL home, there are a different set of things to consider.
A quick look on Rightmove indicates that around the Ilfracombe area there are leisure lodges/holiday statics for sale between £70,000 and £110,000.
Some of the adverts mention pitch fees, which seem to be in the £4,000 to £5,000 pa region. Pitch fees WILL increase each year, and there is also insurance and utilities to budget for.
Your best bet is to make a list of what you do and do not want from your holiday static and then start searching for parks that fit the criteria and find out if they have statics for sale, either privately (from the current owner) or via the park.
If buying from a private owner, speak to the park before committing to make sure they will give you a pitch agreement, and also how long your static will be able to remain on site.
Bear in mind that the resale value of a holiday static is invariably a lot less than the purchase price.
There are a LOT of things to consider, as you will be making 2 separate transactions - one is to buy the static (which you will own outright) and the other is to enter a contract with the park to be able to keep your static on their land (which you will not own).
I suggest that you carry out a google search along the lines of "static problems" which will bring up a lot of horror stories.
This will help you to know what things you have to consider, and help you list questions to ask.
Despite the horror stories, there are many, many very happy static caravan owners out there - the one thing they have in common is that they carried out their research beforehand and - most importantly - READ THE CONTRACT before making a final decision.

22seaside covered most points, but perhaps didn't emphasise what happens once your unit reaches 'end of life' as designated by the site contract, this can be as little as 10 years old it would seem! Many sites won't continue to host older or scruffy units, and want them off site. The 'off site' sale opportunities for statics is near zero, so they are pretty worthless, as most sites won't allow you to bring your own ready owned unit on, only allowing new or used purchases through their own business! You need to read your site contract VERY carefully (maybe even seeking legal advice), and look for clauses that allow enforceable changes to T&Cs that may impact in the future!

As an alternative to a static, have you considered a sited seasonal touring van? It brings much the same benefits of having a sited base, and a larger van has all the comforts of home, but at a much lower cost, and potentially much less contractual obligation.

Buying/selling and siting an already owned static is a fairly common topic on UKCS, and not all the stories are encouraging, but as already said, there must be many who are happy with their set up. May be worth reading through some previous post if only to get info on the Pros and Cons! https://www.ukcampsite.co.uk/chatter/display_forum_topics.asp?ForumID=39
