Considering buying a static , my first thought is in the lake district (I live in Newcastle) and ideally walking distance into the town of Keswick .
I would like a site which isnt massively commercial but on site facilities such as a small.shop or pub would be nice but not a deal breaker . Also don't want a site with loads of owner rules re age of caravan etc.
Any advice suggestions appreciated thanks

Don't even think about buying a static off site, you won't be able to put it anywhere as no site owner will take it. Find a site you like first then buy from them. As far as I know most sites have caravan age rules but they do vary. When you do find a site and a static you like, read all the terms and conditions VERY carefully, and be aware that if the site changes hands everything changes. The new owners have no obligation to honour your contract with the previous owners.
Apologies if I am preaching to the converted, but all too often people come on here wanting to find a site to put their own van on, and that just isn't how it works in this country, unfortunately.
