Hi guys. I've been looking into buying land for a campsite business however I'm reading lots of comments saying it's not that profitable as everything you make is put back into maintenance etc.
But how can that be? We stay on a campsite which has no electric or hard pitches, just grass no electric hookups. Any time we've been over a weekend, it's packed. So it's £50 for 2 nights with approx 100 tents and campers, that's £5k just for the weekend, I understand there are overheads but they can't be that high. For the weekends alone, that's £20k per month.
Don't forget to leave a review of the campsites you have visited this year or last!
I think it might depend heavily on the location of the site. Some sites will always be full due to their location whereas others may be half empty. A full site will probably be profitable but the others might struggle.

I guess it's because for most, the camping season is short (April to Oct?)... and high season even shorter (July & August?) so those fields aren't going to have 100 tents on every weekend, year round.
So £20k pm x 2, then what, say £15k pm x another 5 months = just £115k pa. £zero for Nov to March!
It's a bit like footballers. They may earn a fortune, but it's a short career. Some of them may have less than £10m in the bank when they retire... and remember, they retire very early, so that £10m has got to last a long time!
I read the sale particulars for a house for sale which had a 5 pitch Certificated Site in the big garden. The document said that the CS brought in £2K pa profit.
Insurance. Maintenance. Repairs. Publicity. Cleaning. Lawnmower fuel. Maybe part time staff. Energy costs. There are costs involved….

Or maybe some people don’t want to pay more than £20 a night….
Well I certainly don't if all I am getting is a patch of grass to put my caravan on, even that is very expensive. I don't mind paying slightly more than £20 if it includes electricity and toilets/showers, but then that's all I want.
