Has anyone ever considered owning their own campsite.
Just wondered if anyone has ever taken the plunge and could give any advice to anyone considering it. Also has anyone got any experiences of the camping and caravanning franchises

Basically how easy was to make a lifestyle change. Realistically how much capital would you need (obviously depending on these size) But generally any information on how you did it and wether you have regretted it.

Hello...we would like to as well...have considered buying abroad and toured france/spain but couldnt decide...we'd love to do it here but suitable properties(farms) are just too expensive...so we are keeping an eye out and hoping a bargain comes on the market!!!

Well what I would say first of all is we have had no regrets over making the change, as an/ken says it's not the 9 to 5 at all and at time members of the public can test all your limits! But in general it is a very nice lifestyle. What you do need is plenty of capital like at least £100,000 then you need a park that is making an acceptable turnover to be able to loan the rest, unless you have a bottomless pit of money. Caravan Parks unlike the housing industry have maintained premium prices. There are agents like paul and company and edwards and partners who sell parks, will have to end theer I'm afraid business is booming and we have customers to see. Anymore questions let us know...

Oh a thread I am really interested in. We have been looking at this very thing . We would love a campsite that maybe has a small B&B attached. We have a guest house at the moment with 8 bedrooms but have not enough grounds to start a campsite unless we bought more land from our neighbour which I suspect would make it cost prohibitive. Does anyone know of any websites that have campsites/property for sale? I have found one for France but not this country.

This maybe just a pipe dream but after working for the last 17 years in a industrial unit, in a room that has no windows to the outside world i am seriously looking at different options. I suppose having two young children does make you think twice about everything you do. Do you open all year round or close for the winter.
There was an article in the Financial Mail section of this weeks (21/08/05) Mail on Sunday regarding a camp site francise. You could try a search on the Mail on Sunday website
The camp site owners interviewed for the article estimated around £100,000 for the franchise.
Dont know if this is any help but it may be worth a look. It also mentions that camping is experiencing a large resurgence at the moment, so the time may be right for you to dive in !!!!

Stu (Flloydfan) and Syb have ,at the beginning of August embarked on a campsite/caravan site and Gite complex in France. I know they've thought long and hard but are as far as I know very happy. I'm sure if you wait long enough he'll be on to tell you all about it
