Have been recently thinking of setting up a campsite on a farm but am now considering buying a pre-existing site. Has anyone out there done it/have any experience/advice/tips?? Where is the best place to search for sites for sale?? i would be after something small but with showers/toilets etc.

Thanks, have been having a look at them but they only seem to deal in large sites. Does anyone know how very small sites change hands (say one field, camping only but with toilets/showers)?? Do agents usually deal with these or is it usually by word of mouth??
Phone caravan dealers around the country, they often are aware of the slightest hint of a park being for sale. Believe me, being a park owner is an incredibly stressful occupation so think long and hard about it.
Hi, I bought my CL in 2001 and still running it now. I suppose the big question is do you want more than 5 caravans at a time. Upto 5 caravans is usually no problem, above that prepare to do battle with the local planning department.
Has often been our dream to set up a small CL but to be honest i could not see it possible to break even let alone make any kind of a living doing this.

Thank you for your compliments on the site. If your looking to make a living out of it, then you want more than a CL. It will top up any income or pension that you may have. If you want a popular site you have to put in plenty of time and money. But the rewards are more than money, you get to meet and chat to so many different people, it also gives a purpose to keeping a 2 acre site looking clean and nice and being able to share it with people that appreciate the time and effort that you have put in. In short it will make you rich in contentment and pride, but not in the bank.
yes you will need planning permission to have a campsite. But if you only wish to have a CL ( max 5 vans ) then The Caravan Club can issue you a temporary planning permit on behalf of the local council, valid for 1 year ( renewable yearly ). I can only tell you about the Caravan Club, I assume that the C&CC do the same. It is not difficult to obtain and the criteria is very limited. All you need is a piece of land ( half an acre or above ) although smaller is allowed. One tap for drinking water and another tap at a place suitable for emptying waste and dustbins or similar. Electric points, toilets and showers are NOT part of the criteria, however lack of power points will greatly restrict the amount of visitors. I hope this helps.

The one thing I would say is, if you do go into business put an advert on this site, it's fantastic.......grovel grovel.
Whatever sort of campsite you have please oh please make sure there is plenty of space or I will not visit. I do not care how lovely your shower, loo's whatever are if there is no space to swing a cat... if I live in the lap of the next door unit.... I will give you a very very wide berth...
