I would seriously think about a Limited Company.  These cam be bought faily cheaply from a number of firms that specialise in Company formation - not too sure of the current price, but fairly certain that they are still under the £200 mark.   Talk to your Accountant about this he should be able to help.
With the amount of money you are talking of investing I would say its a definate advantage.
Your Accountant should also be able to advise on bookkeeping, VAT, dealing with those lovely guys in the Revenue & Customs (as it is now known).
My advise is get your self and Accountant - even if you don't go ahead its well worth engaging one to help discuss things that the bank may require such as cash flow etc.

there is allways one and this time its me i have loved camping for a lot of years now and once many years ago i was sat with a friend on a campsite beer in hand loverly summer evening and he said wouldnt it be nice to own a site like this.

well at that time in my life i could have made it a reality mortgage was nearly paid so was his and i spent the next hour thinking about it untill about 9 oclock and then the site owner came round the corner on his tractor emptying bins and i suddenly realised he had started work at 7am that morning and was still working 14 hours later.

yes he had a fantastic site (west ashby horncastle) and its gone from strength to strenght  but i stayed with my national company took my pention at 54 spent all those years using campsites at £4 a night now i have a weekend job + pension and go camping when its quiet.

i know its not a camp site your talking about and there is every chance you would make a go of it but all i am saying is if you can raise that type of money dont throw away you leisure time without careful thought

Good points - but Google ads can work ..... if you know what you are doing. 

I advertise on Google for different businesses (pay-per-click) and charge a percentage on top - that saves somebody having to learn how to do it (which is not easy!) and the monitoring and tweaking of their ads.  It really can work very well - especially for the more 'obscure' businesses.

Google is not a problem, all you have to do is pay! More strategic are the better targeting options, such as striking a deal with a few but good specific websites to put a spot on you, like camping shops. Co-marketing usually pays and there are ways to do it very pragmatically, eg: you help me building my brand and I'll help you, for example unbalancing my trade (suppose I have a shop in my campsite) towards your brands. Geomarketing is also a good options, especially for this kind of business. There probably are opportunities in the local chamber of commerce that you can find and pick up.
