I rely on UKCS to find sites and the reviews to choose which site if there is a choice in the area. And very good signs in good locations, not just at the last minute as you drive past the gate: that's a mini project in its own right.
I always make UKCS my first point of call when looking for sites. We are C&CC members but we still look on here first as we don't always use C&CC sites.

I always look for fishing when booking campsites.
I would want toilets and showers, nothing too fancy.
If you want to be open all year then hardstanding would be good
I am a ‘ pleasure angler’. I don’t want to sit for days hoping to catch a 40 lb carp. I would rather catch a few smaller 4/5 lb carp.
Lots of smaller silver fish would be ideal too.
Wifi i think would be useful too
If you want to increase income then a bar offering a basic food menu is an option
Also static caravans are an option for people who don’t tow
You might find that good quality used Static Caravans are cheap in UK and a good buy even considering transport costs.
Consider installing all weather pitches (AWP) so as to prolong the season and be able to offer camping in the colder and wetter months.
It may be advisable to consider a communal BBQ to minimise the risk of fire from camp fire and charcoal BBQs if the area is dry in the warmer months.
