And didn't check the bathroom as it was full of awning, waste masters and a whole lot of other stuff!!!
I checked everywhere else and found a problem with one window seal, no problem I was happy to fix this!!!
Get her home and pull out all the gear and find damp on the bathroom floor and about 4 inches up the wall ... Picture included ( I hope)
Purchased from a lovely guy ( stated no damp in writing) called the next day after discovery and he offers full refund or the cost of repairs ( I wouldn't get a professional to do everything as im experienced at DIY, dads a plumber brother in laws an electrician you know!!!
Love the van it's perfect for us and in good nick for the year 2000.
So taking it in as agreed with seller to get a complete check to see if I've missed anything else and costings
Further information my damp meter hasn't gone above 5 anywhere else on the van ️( kitchen window and bathroom 40!!!!... eall
Board soft though from peeking under the deal/ in the cassette locker (seal gone) the wood work looks viable, slight discolouration not softxxx
If the meter went above 50 - then it is a write off and I would take it back.
If you can strip out all the wet wall you could replace it with marine ply and perhaps some solid insulation.
Make sure you seal where the damp was getting in - It may be difficult to find the point of entry.
5 in the rest of the van is normal. (It is actually quite good. )
Ditto AvonEagle - a reading of 40 is not acceptable.
if the "lovely guy who stated no damp in writing" has offered you a complete refund then sprint back to him and get your cash. VERY QUICKLY
There are plenty of older inexpensive vans around which might have problems, but might not be this bad. Before you decide to do any repairs yourself, have a look at http://www.1carpc.co.uk/wcdr/my-damp-repairs.htm
and then decide if you're prepared to keep the van.
It is a real shame as the rest of the van is in beautiful condition, the best of all I have seen to be honest!!! Hence why I bought It, I checked the seals and although they needed replacing as the mastic wasn't in the best condition I felt comfortable undertaking the job. Until I saw the bathroom.
I guess it's just the caravan bug and now I feel ownership I don't want to let her go lol
I have in writing a full refund so I guess I now have to make the sad journey back 😢😢😢

After talking to the owner and a repair shop/sales rep we agreed £1000 to take the van as is with all extras ( two awnings tv water buts pump, everything possibly needed) and I would do my best to fix her up ... My reasoning even if we get a few years use it would be worth it ( had one lovely holiday then the work began)
So took out toilet and stud walls in bathroom, wall board off to 8 inches as dry above that .... Floor well oh dear is all I can say!!! I had read advise and knew what we were taking on BUT after removing top layer of floor found that the wood along the side was rotten too so needs to come out ... Which means taking out the blown foam, no worries work wise as have a team of friends that are helping me BUT how to i replace the structural stability this provides? Lower wood is fine ... We were thinking, remove to a beam, replace old wood battens, add a few inbetween to account for removing the foam, then Celoxex inbetween all replaced wood, new top floor then whatever we fancy on top?
Kitchen seems a much easier job, window seal is off, wood still solid, wallboard off and drying out currently

Our first van was off Ebay and cost us £1500 twelve years ago. It too had quite a bit of damp. We didn't do anything with it and had a few good holidays in it. A dealer then took it in part exchange for a newer one giving us £2000 a year later.

Now first off we thought quick fix but the more we read and the more we did to do a quick fix we thought may as well go the whole hog ... I love a good project and to be fair it's been a learning curve but the advise on here has been second to none so we thought why not lol xxx
is the damp coming in near the toilet? I had a problem with a previous van that was noticeable from the toilet access door, as it transpired the rubber "o" ring from the filler flap where you put the pink in wasn't seated properly, so when I filled up the flush some of it was going straight in the caravan walls.
It was the toilet cassette locker door 😢😢😢
Someone had put a bead of silicone and thought that stopped it, what really happened it that sealed it in and water kept going over the edge !! The toilet fill doer is out too now and that's in perfect condition thank goodness!!
Most of the wood beading is out from the side of the whole bathroom now as is half the floor, was just worried about replacing the structural stability of the blown foam that had to be removed to get to the rotten wood
