Silcone spray or silicone furniture polish as pointed out. Don't use WD40, that is mineral oil based so will rot fabric.

beeswax for us . just rub it ion the strip that feeds through . have used it for years camping and caravanning. good for zips as well.
I do notice that if the awning been packed away for a while in the cold , it is quite stiff . never have a problem in France !

We tend to karcher the awning rail once a year to clear the grime a wotnot.

Also a splash of Silicone Spray of the awning feed
