Thanks Dave, I pulled pump out and it burst into life... Just when I was about to put everything back, it seems it doesn't switch off now even with tap off, so I'm thinking an intermittent fault with the pump ?

There are 2 ways of working the water pump,
1) is by micro switches in each tap and
2) by utilising a pressure switch, the reduction in pressure by opening a tap switches on the pump and it will stay on until that pressure is re-established. I can't remember which your system uses but if the pump runs after you turn the tap off it's a pressure switch system.

As it didn't switch off, i left it running about 5 Minutes I'm thinking its Faulty, especially as it would work at all at first, to my surprise i can source one locally so i will pick it up hopefully thats the issue.
Same problem i had last week has been described,
I would wager its the non return valve which is next to the hot water tank.
If its set up like mine there will be 2 hoses coming from it,the one on the top was a blank fitting while the one on the bottom is the non return valve.
The valve is just a plastic pipe which has a spring inside it and at one end a small plastic ball which gets pushed to close of the water returning to the tank.
Take care screwing it our for if it snaps will give you another problem.
I got cold water through the kitchen tap but as soon as the hot was chosen the pressure lasted for seconds then failed....hope this helps and welcome to the mad house
Your a good man Jeff !! After faffing about yesterday it seems it's working well now, one of these things is intermittent which causes concern, thanks everyone who make the effort for us, greatly appreciated and I'm sure there will be other things.
