First off, we have stayed here before, and we cannot fault this site in anyway.
A choice of fields to pitch, takeaway food options on site, small shop at reception, and bus stop to beach or Dawlish Town, but an easy walk to the beach anyway.
Local pub with good food less than ten minute walk. But what in reality makes this campsite stand out is the staff.
Nikki and Glen and their team are fantastic, nothing is too much trouble everything on site is perfect, including the cleanliness of the showers and toilets, the large hedges that are kept in great condition, that surround the fields, all spot on.
Will, Mandy, Dave, Tracy, thanks for a fantastic week.
We will be back for sure.
Best wishes Terry, Dawn, and our Grandkids

Visited to try out camping in our Tesla with the Tesloid tent attachment.
Nicky couldn’t have been more helpful, both prior to arrival (asking a few questions in response to my emails regarding if they allow car-camping etc. ) and during our 1-night stay.
Although the park officially doesn’t allow EV charging using the 16A power hookups, Nicky was very accommodating and flexible, allowing me to drop the Tesla’s charge limit so it only drew power to support camp mode (heating/12v outlets etc. ).
However, due to a warning about power supply compatibility I had to set the charging limit to 80% and use more electricity than fair. Nicky was extremely gracious and happy for me to simply pay for the power used based on the Tesla’s charging stats, and seemed open to allowing Tesla campers to do this going forward (@25p per kWh which is very reasonable to cover the campsite’s costs).
Also, first campsite we have been to and was massively impressed by its tidiness/ cleanliness/ friendliness).
Location great too with the farm shop next door offering great breakfasts!

Arrived to a warm welcome and lots of smiles, lovely staff, very friendly and helpful.
The site was absolutely spotless including the heated toilet, laundry room and shower blocks.
Hot water showers, drinking water and electric hook up on site.
Play park for the little ones, locally available food and shopping amenities.
Didn’t use the car the whole time we were there as nearly everything is walking distance. There is a local bus and train service available if walking is difficult or very young children, the beach is walking distance but a bus is available.
Amazing views from the campsite and nicely laid out pitches which are well maintained.
The main track in is gravel which helps greatly in unkind weather.
We have been here before and will definitely come again.

Lovely little site slightly sloping, pitches spread over a few fields. There wasn't any hardstanding and we had to use wedges to make out MH level-ish.
The facilities were close by and were the cleanest, freshest and nicest decorated loos and showers we have ever encountered in 10 years of pitching up.
The showers were metered @ 20p for 5 minutes and were always available but the site wasn't busy during our stay.
A small shop on site stocked with a variety of camping things and food was open everyday. Just outside the site was a farm shop and cafe and a bus stop for Torquay, Dawlish Warren and places in between.
There's a laundry room with book swop, freezer for ice blocks and a separate washing up room. All spotlessly clean and well maintained.
The warden on site is a lovely guy, helpful, friendly and happy to chat.
A short walk downhill takes you to the lovely family friendly Dawlish Warren where there is a nice beach and dunes also a train station taking passengers south to the seaside resorts and Plymouth plus nearby Dawlish, or a short distance north for the ferry to Exmouth. A large Sainsburys is a short drive away (15 mins walk).
This is NOT an expensive site and given all it offers it is excellent value.

Lovely site well placed to explore Devon. It's a small site in comparison to to others nearby and yet has everything you need for a comfortable stay.
I was in the smallest field which was closest to reception. It was slightly sloping but wasn't a problem. The facilities are central to most fields which is always a good idea. Clean loos and showers, and although the site was very busy and there were queues for the showers at times it didn't seem too long.
The showers take 20p for 5 minutes which is reasonable, change is available from Reception, which also has a small shop stocking useful bits and a small range of food.
The site was quiet when it needed to be and there's a useful food truck serving snacks in the day and other meals early evening. There's a washing machine, dryer, book swop, freezer for ice blocks and covered washing up facilities.
The site is well placed if you want to use public transport, there's a bus route directly outside which runs hourly and another more frequent bus route 10 minutes away.
Dawlish Warren station is 10 minutes away (maybe a little more when coming back, as it's uphill) and Dawlish (which has slightly more frequent services) 15 minutes. A large Sainsburys is 10-15 minutes walk.
I used it as a base to visit many Devon places such as Brixham and Exeter, but I also managed to get to Salcombe, Totnes and Plymouth too.

Very good and clean facilities, friendly helpful staff, very clean and tidy site with ample sized pitches, although the driveways have been recently gravelled and the size of the stones were to big and sharp for my small dogs paws to walk on them.
There’s also a catering van on site that’s reasonably priced.

I called up the camp site on late notice to bookmaker weekend stay. I totally can’t remember the name of the lady I spoke to but she couldn’t have been more helpful, she asked about what type of pitch we wanted (shade or Sunny) and made sure that she have us all of the information we needed at the time of booking.
On arrival, we were greeted at the gâte with a huge smile, checked in and then Nikki showed us to our pitch. After showing us to our pitch, she went though the information on the site and left us to enjoy the weekend.
The pitch was big and perfect. The facilities were spotless throughout our stay and the site looked great all around. It was full on the Saturday night but you wouldn’t have know as the site stayed clean and the staff were available if you needed anything.
Highly recommended, will stay again

We’ve just returned from a 3 night stay in our camper at Leadstone,
The facilities are perfect, impeccably clean, take 20p for a 5 minute shower, it’s a good idea as it stops people wasting water and 5 minutes is plenty of time to wash hair and shower.
The staff are so friendly and helpful too. Walking distance to the beach and town. While we were there we took the train from Dawlish Warren to Starcross and got the ferry to Exmouth.
Would definitely recommend a stay at Leadstone.

Excellent site, very clean facilities. Very handy bus stop right outside the entrance for getting out and about and saved having to use the motorhome.
Would use again if ever in that area. Was very quiet when we stayed, but would imagine the facilities could be very stretched, if it was a busy period?

Stayed at Leadstone for four nights in our motorhome and had a lovely, relaxing time.
The site is immaculate and the staff were super friendly and helpful.
The bus stop right outside the campsite allowed us to get out and about and see the sights.

We booked last minute, but were lucky and was offered a pitch. What a beautiful site, staff are A1.
Our pitch was perfect, and when we actually looked around the site, all the pitches were the same; good spaces between units.
We have visited Dawlish many times, and cannot believe we never noticed this site.
The best we have ever stayed at in Dawlish by far. We had two of our Grand children with us, and they had plenty of space to play.
Thanks to Nicci for her professionalism, and her lovely nature; excellent service. Booked again for end of month before we left today.
Strongly recommend.
