Run Cottage, home from home. Once again a wonderful stay, could have stayed twice as long.
Such a friendly, helpful, kind family run park. It was our 4th visit this time, each time it is harder to leave.
We had a technical problem this time which meant that it was a little more awkward to site the van, so help was on hand for us, and then we got the problem fixed as well, due to help and care for our situation - thank you so much, we know that as older people and my husband with a disability, that if we encounter a problem we can rely on some help, that means so very much to us.
A very attractive site in a peaceful area, surrounded by mature trees and hedges - we were delighted to hear owls at night.
Many of the pitches have hedges planted between them, which will give more privacy as they grow. Our fully serviced pitch was level and was a good size - if we had used our awning, there was space for both the caravan and awning on the hardstanding and the car could be parked on the grass.
It was lovely to have individual shower rooms and all the facilities were kept very clean. There was a dog run near the house at the front of the site.
There is a small supermarket in Hollesley village and a Tesco Extra and petrol station at Martlesham.
The only negatives (however the positives outweighed the negatives for us):
The wifi on site was almost non-existent and unfortunately our Vodaphone mobile coverage was very poor there too which meant that we couldn’t receive notifications from our security cameras at home or do our usual research on places to visit locally. (There is an attractive information hut on site but, when we were there, there was very little tourist information available about local places to visit in Suffolk. )
We didn’t find any really local pubs that we wanted to eat at, but a little drive around to the opposite side of the river Deben brought us to the Maybush at Waldringfield which had large terraces overlooking the river and, although we didn't try the food, it looked very good and seemed very popular.
Places to visit:
Sutton Hoo (National Trust) is close to the site - it is worth walking along to the house after seeing the exhibition hall because that gives more information about the excavations. The following day we visited Woodbridge and discovered a workshop, near the museum and the Tide Mill, where they were constructing a full size replica of the Sutton Hoo ship.
We took a trip to Framlingham castle (English Heritage) which was excellent, then walked around the town (we picked up a town walking trail brochure outside the town council offices in Church Street) and had delicious carrot cake at the Two Magpies Bakery.
We also visited Southwold which was a pretty town with a nice ‘feel’ to it. We had a delicious sandwich lunch at the Sole Bay Inn next to the lighthouse - it was enormous so we shared it!
Some other campers recommended visiting Snape Maltings - it was an interesting building but was basically a shopping centre with art galleries and a theatre.
We also took a trip down to Shingle Street which is a hamlet along a rare coastal vegetated shingle habitat, so avoid standing on the plants (and no swimming from the beach because it is dangerous)

Beautifully kept site, friendly owners. Modern clean toilet block with two showers and two toilets per gender, plus another small block with two unisex toilets.
Morrisons Daily conveniently in nearby village.
Fairly level site. Be aware that wi-fi while free is very weak, we couldn't log onto it at all for most of the week, or would get kicked off after just a minute or so. Unfortunately neither of us had a phone signal either, sometimes a half a bar or one bar and sometimes nothing at all so we had virtually no connectivity on site.
Ground sheets aren't allowed on grass to keep the grass nice - however after the heatwave summer, our pitch was 50% bare dirt so it made our awning much less usable than normal as we couldn't take our shoes off, couldn't put bags on the bare dirt, and were tracking dirt into our van.
We had trouble with a lot of very small bugs coming into our unit, small enough to pass through the mesh, I think there is a stream next to the site?
The showers are push button and temperature is not adjustable - my first shower was far too hot to even stand under, and my husband had three showers which were all too hot. My subsequent showers were more tepid, taken earlier in the day so perhaps the water gets hotter as the day goes on.
Woodbridge is a short drive away and a lovely town to visit.
Returned this year for 63 nights, site owners and family are all very friendly and helpful, WiFi is patchy but works.
Already booked for 2026, site facilities are all good, pitches are kept tidy all the time.
Noticed this year that more guests are becoming very unsociable, lots of people seem to use barbecue with charcoal generators, very smelly, not everyone likes to be inundated with coal burning smell.
Also seems like people who stay outside talking with friends do not appreciate that the noise on this very quiet site travels and after 10pm can be disturbing.
However we have rebooked for 2026 and hope for another pleasant break.
Very nice family run site. Generous level pitches, mostly fully serviced. The site is beautifully kept.
Very clean and tidy facilities. Very nice to see a fully dog friendly site, with no ´must be kept on a lead ´rule, so long as the hound is under control.
Good exercise field as well. Well placed for visiting most places along the Suffolk coast, and very reasonably priced.

We received a nice welcome and a clear explanation of where everything is. Also given a site map and a basic information sheet which always helps. The facilities are excellent, clean and well thought-out and the dog excercise area is perfect.
We'd had to book a grass pitch and were a little concerned about getting off but were assured that the soil is sandy and we'd have no problem and they were right, despite further rainfall the night before we left we drove off up the slope without issue.
Several pretty walks from the site - especially the round walk to Shingle Street along the salt marshes. Morrisons Local shop in the village has a very good variety of groceries.
Pretty darn perfect. Grass nice and short, level gravel pitches. Not a weed in sight.
Amazing clean facilities (could do with stool/hooks/shelf for wash stuff). Disabled shower/WC around back. Dog run area. But no fence on stream side so daren't let sighthounds or water dogs loose! Friendly swan on pond.
Nice info cabin with electric bikes to hire (strongly recommended for Rendlesham, tunstall forest & heathland rides). No groundsheets on grass pitches.
Beaches nearby are shingle. Lots of wartime history. Check out bawdsey, east lane, shingle street and orfordness. Bring your own supplies as village store is costly.
Loads to do nearby. Snape, Woodbridge, Sutton hoo, Suffolk horse trust, Melton river walk, Orford has river trips, castle and really pretty houses, ramsholt arms and church. via mobile
We have just returned home from a 7 night stay at Run Cottage. The site is immaculately maintained with very friendly and helpful staff.
The pitches are well spaced apart and the site is very peaceful and quiet. We thoroughly enjoyed our stay and can honestly say it’s the best site we’ve ever stayed at.
The facilities are excellent quality and kept extremely clean. This is a site we would have no hesitation in recommending and one that we would definitely visit again.
A great base for exploring East Suffolk and would recommend nearby Sutton Hoo along with Woodbridge, Aldeburgh and Snape Maltings via mobile
We travelled here from Lanc's as a change from the south west. We only paid a deposit back in January and paid the rest on arrival which is good customer service as most sites demand payment before arrival.
The owner was very friendly in reception and pointed out she'd moved me to a better hardstanding. We set up in a rain storm the water was running off the grass under the van and onto the gravel, we didn't put down the awning carpet till next day.
The weather did get better but it's one of those summers where it's pot luck. Lovely site well looked after. There's serviced pitches and normal, grass and hard standing.
We were a stones throw away from the fresh water tap, bins, recycling, & toilet. The showers in the gents is two and two cubicles plus a unisex room with shower, toilet, and basin. There's a relaxing pond near the bottom with a resident whooper swan who roams the site but is tame.
There's a dog walking field on site. Outside the site is loads of villages towns, walks, pubs which you can find out about in the information hut on site.
We visited Woodbridge, Hollesley, Bawdsey, Ramsholt, Dunwich & Shottisham. All interesting villages with history, some with shops, churches and pubs.
We also visited Walton on the Naze which is around 52 miles away as you have to travel around the estuary no bridge or car ferry? There's also forests or woods nearby.
This is mainly a caravan/motorhome site but they do cater for tents, but you have to move them every couple of days so the grass doesn't go yellow!
The wi fi is payable we stuck to 4G. The t. V. Reception is hit and miss, and the radio reception is terrible we couldn't get our favourite station in the van or the car?
This is one of the best value sites we have ever visited, even though it's down south it's better value than our local weekend sites!
Overall lovely site which we highly recommend. We won't return as we like to go different places and I think we saw everything in the area?
