We are due to return to this campsite soon for our 4th stay in the last three years, which clearly indicates our satisfaction.
The website gives all the facts you need to know but is unable to demonstrate just how friendly the welcome will be on your arrival and for the duration of your stay.I liken it to staying with friends but making a contribution to the housekeeping!
We have never been aware of any noise or disturbance from the nearby holiday Park, although to be fair, our pitches have always been on the far side from it. The size of the individual pitches are much more generous than on many other sites (but don't tell the owners). Electric hookups, where requested, and water taps are conveniently placed.
The location of Upton Manor is ideal with both the coastal path and town centre just a few minutes walk away. We've never seen the need to use buses or taxis to and from Brixham as the hill is not too steep and anyway, what's the rush? If you don't mind it being unheated, there is magnificent swimming area just eight minutes away - it's called St Mary's bay.
After booking, a confirmation pack will arrive which includes good maps / plans and perfect instructions for finding the location and entrance. Forget your satnavs, you will have all you need to get to within 10 metres of the door to reception which seems to be open from about 08:00 till very dark.
Any negative comments? Well the shower blocks don't have gold-plated fittings, any shoes or trainers left outside are not cleaned and returned pristine by morning and no milk is delivered to your door.
To sum up, try this site and I'm sure you will enjoy it.
This is a nice site if your looking to relax and chill out.
The toilet block is very clean and always had hot water, my wife and children used the family shower room of which there are two and were more than impressed. The only down side is no site shop but every cloud has a silver lining I never had to keep giving the children £1 for sweets and crisps.
No problems with the power and plenty of stand pipe's for water around the site. This really is a nice friendly site and close to the centre of brixham, will return again if down in Devon again.
This site is owned and operated by people who know and care about camping and it shows. The pitches are large, level and well drained, with ample power available on the hookups and water standpipes conveniently located around the site. The toilets and showers are well maintained and well thought out.
It is located next to the John Fowler holiday park, which is good if you want evening entertainment or have kids who do, as there are no play facilities on the site itself. This can generate a little noise in the evenings, though not bad and the site remains very quiet at night, ensuring a good night's sleep (at lest, until the cockerel wakes up!)
It is within easy reach of Brixham, which provides local shops, a choice of pubs, a beach and picturesque harbour.
We will definitely opt to camp there again soon. Highly recommended.
Spent Easter here £70 for 7 nights brilliant! New toilet block is great, shower cubicles a bit small, but has two family rooms with shower, sink and WC.
Only problem was lack of clothes hooks which was sorted while we were there. I did suggest a wire basket fixed on the wall for your clothes and maybe a duckboard on the floor which they are looking into.
The road has been tarmacked,and drainage has been sorted.
The old toilet block is due to be refurbished soon,and also some hardstandings are planned.
The Staff are very friendly,and open to suggestions.
No children's area or shop but both are available (unofficially) over the road in South Bay
All in all this site is improving all the time, will be returning soon,

Spotless, never saw them being cleaned so perhaps the pixies did it.
No children's play area, which would have been a bonus.
Reasonably priced a week at Easter was just over £100 pounds for a very large pitch. Caravans etc one side and tents the other. Beach is just down the road, down rather a lot of steps, but a very safe beach for the kids.
If you walk down into Brixham, expect a very steep walk back. But the bus stops just over the road from the site and runs every half an hour, unfortunately last bus is 5pm. Don't know if they run any longer in the summer. A Taxi back from Brixham only cost £4.20 for three of us.
Brixham is smashing our grandson loved it, all the kids spend their time either on the Golden Hind or crabbing.
Within easy bus ride of Paington and Torquay or ferry. Ice cream is fantastic, especially with a dollop of clotted cream on top. Fish and chips in the Harbour are wonderful as are the fresh oysters.
We have just returned from a five day stay at this site and agree with previous posts that it is in a great location with easy access to St Marys Bay and Brixham.
The owners were very friendly and helpful.
The John Fowler site opposite is noisy and we were entertained with very loud Karaoke on most nights, one night we were awoken with the sound of a running fight in the lane with swearing and bottles being smashed, not nice when you have children with you.
However I do realise that this is out of the control of the campsite owners.
The toilets and showers are dated, we have stayed at sites with much better facilities for the same price. A few hooks in the showers would help.
The site does not have a shop but you can use the one in the John Fowler site opposite.
Also unless you have a pitch with electric hook up a lot of the unserviced pitches are on quite a slope.
I think the directions to the site would be quite tricky if towing a caravan as there were quite a few parked cars to negotiate.
To summarise a great location, facilities need modernising.
We would use this site again but would try and get a more level pitch and away from the John Fowler Holiday Park.
Just got back from this site, and having read the reviews last year before I booked it, I was hoping that there might have been some improvement to the criticisms before we got there. First of all the showers could do with a good cleaning and still there was no provision to hang your clothes in some of the showers, We were pitched opposite he showers/toilets next to hedge which has a road on other side and is very noisy in the morning as this road feeds a john fowler site and is only situated 50 mtrs away. My main worry is the small road that feeds this and the john fowler site is quite busy and there are no pavements so beware with your children and / or dogs,on one occasion I had to pick up my little dog quick and was forced into a bush with nettles 5foot high. The site is one mile from the harbour and is a steep climb coming back,Overall the site is good ( apart from the showers) could do with being in a different location.
Spent a week here. We asked for a secluded end pitch and they made sure we got one. Very friendly staff!
Perfect location, 10 minute walk down to the beautiful pebbly private beach (with safe swimming water, perfect for the dinghy too), although VERY steep steps down and back up! Only a mile walk into beautiful Brixham (or short bus journey if you can't cope with the steep hill walk back).
Toilet blocks are reasonable, although in need of updating. No hand dryer in one of the men's blocks. One of the ladies shower blocks could have been cleaner and there were no hooks on the back of the shower doors. Also, there were no separate shower trays, which meant sharing dirty shower water with the next person.
The camp shop (in the nearby holiday park) was very useful, but get there early if you need milk!
Do bear in mind that this site is very open and therefore can be very windy, so hammer those windbreaks in very deep!
Overall, would go again, hoping for improved shower/toilet blocks.
Stayed 3 nights only . But this is absolutely our sort of site! All the basics and no unnecessary frills . Plus extremely good value for mid-July ( comment from another reviewer about comparative cost is just plain wrong! ).
Facilities are excellent - wonderful showers and plenty of hot water. Ladies' toilets refurbished and excellent, mens' will be refurbished later this year. Lots of space and opportunities for youngsters to play. Owners very friendly and helpful.
Lots to do in the area particularly if, like us, you enjoy walking.
We were at one of closest points to adjacent holiday camp mentioned by some reviewers and were not disturbed. If there were a problem the site is big enough to move to a more distant point!

First time on this site, and we would definitely go again. Wonderful showers in ladies and as much hot water as you want - free.
Richard who runs the site is so nice, and nothing is too much trouble for him. Firstly we didn't have enough pegs for the awning and he found us some then I had an accident with a knife but Richard and his Mum patched me up brilliantly so I didn't need a trip to local hospital. Very handy shop on the site just across the road for all essentials, just a shame they don't let you have temporary membership of their club to go for a drink at night, that would have been really handy. All in all we had a wonderful week and will definitely be back.
Our first time at this site and we were very happy with it. A well kept site, grass cut twice in the 5 days that we were there. Toilet and shower blocks very clean and always a good suppy of toilet rolls and soap. Newer updated block with modern toilets and showers, hairdryer and electric shaver point and constant supply of hot water, 2nd block not so modern but also very clean and with constant hot water in showers and basins. Cant understand some people moaning about blocks being dated (ok this was before the updates started) but when you go camping you dont expect a wet room or a jacuzzi do you!
Laundry very well equipped and also had electrical points that you could use for your own hairdryer, phone charger etc, washing up rooms clean and lots of sinks so no queing for ages.
Lots of water points with push button taps, but if people cant use them you can go to wash up area and get water there easily!
Very friendly family run site, very helpful and also do freezer pack hire for your coolbag, bbq hire (I think) and have an arrangement that you can use john fowler campsite shop.
We were opposite the clubhouse of the above site and the latest we heard any noise was 10pm, we didnt get disturbed by it nor did our 3 children aged 10,5 and 1 who were in bed by then and asleep!
Lots of lovely walks and beaches nearby, local shops also within walking distance, Regular buses.LOts of family attractions to visit, you get a local events guide given to you when you check in and lots of other attractions leaflets available at camp office.
We will definately be booking in at this site again and recommending it to friends as well!
My family came across this site by accident and I can honestly say it was cheap and cheerful! We were visiting Brixham as a last minute break with our jetski's. The owners were very friendly and helpful, they had no problem with our vehicles in tow i.E the ski's. The toilet blocks had running hot water and were reasonably clean, the site has no other facilities(pool or club house)but as I said cheap an cheerful, when you have a family in tow thats what you need. We were more than happy with this site we are planning a return visit may 08.
Yes, it's got a good location for Brixham and cliff walks, but you get the overall impression that they are looking for money to try and improve the site. Given it was £14 per night, and most similar certificated Caravan and Camping club sites are cheaper with the same facilities gives you the overall impression.
Firstly the water on site is a pain. The water is collected by using a push button what you normally find in toilets, which for us in our 30's is fine, but no chance for my parents for example.
Secondly- and most importantly, this was the coldest Easter for 25 years, therefore the site was quiet. However, what the official site doesn't mention is that there is a major John Fowler Holiday site opposite. With clubhouse. End result noise throughout the evenings until about midnight. Lord knows what it could be like in the summer.
All in all, Brixham is fantastic, but I get the impression that site isn't the best.
