Absolutely a Gem of a Site. If it's peace and quiet(no Kids or Dogs) then this is the Site for you.
Set in a wonderful and private location but in walking distance of the Beach, the Site is kept wonderfully clean by the hosts Amanda and Dean.
If you don't want to drive to any of the other beautiful places/ beeches along the Coast, Dawlish Warren Train Station is a 20 minute walk away( we did this most Days).
We enjoyed our stay so much we booked for next year as we were leaving.
Absolutely fantastic campsite and incredible value for money. The pitches are spacious, well maintained, and offer plenty of room compared to many other sites we’ve visited.
One of the biggest bonuses is the free, fast WiFi - something that many campsites either charge extra for or don’t provide. The facilities are excellent, with clean toilets and showers, washing-up areas, waste disposal points, and electric hook-ups available.
The location is perfect too. There’s a beautiful country park directly across the road with scenic walking routes leading all the way to the beach, making it ideal for anyone who enjoys the outdoors.
What really stands out is the price. Similar campsites in the area were more than double the cost, yet this site offers everything you need. A lovely, peaceful place to stay with great facilities, a fantastic location, and outstanding value.
The lovely owners are incredibly welcoming, friendly, and always happy to help, making your stay feel even more enjoyable from the moment you arrive.
I had stayed on other sites in this area in the last few years since getting a camper van. This site was recommended to me as I do like the peace and quiet. This site did not disappoint.
Beautiful kept site with plenty of wildlife near by in the Country Park. If you didn't know where this place was you would drive straight by and not know. It is on the road but that didn't make any difference to me it was not that noticeable.
Amanda & Dean we very welcoming, they offered information regarding the area but I already know it but they did give me a lovely walk in the park opposite the site, which I have never done until this year.
The free WIFI was a pleasant bonus and it was pretty decent speeds too. The shower block was well kept and clean, and powerful shower. The site fees were very competitive, I would have paid more just for the peace that the larger camps cant offer.
If my schedule allows it I will be back again later this year.
I got told about this gem of a site from a friend who had visited in the past.
On arrival we were greeted by Amanda who was very friendly and told where to find her if we had any problems at all during our stay, or wanted any information about the local area and its amenities. Nothing seemed too much for her.
Even though we were near the passing road there wasn’t any more noise than we have had in other places. To be fair it wasn’t that noticeable and at night I never heard anything. During the days we were not out it didn’t distract us from sitting in our chairs enjoying the amazing weather.
The site was well maintained and the facilities were clean and tidy. Lovely shower block, and the local information was handy, even though she had told us how to get down to Dawlish Warren safely by foot.
Bring opposite the country park was fantastic, we were able to take long and enjoyable walks enjoying the beautiful views.
As an early esker it was so calming listening to the birds first thing, at night the sky view was amazing, as the noise from the Owls.
Having a Sainsbury’s near by was an added bonus. In our last day Amanda came down to our pitch and ask if we had an enjoyable time, an owner who caters about its customers not like some of the bigger sites. I loved this personal touch.
The critical question to ask is would I return to this site, I don’t need to even think about it. I WILL be looking to return again later this year.

Great little site with spacious pitches, a nearby Sainsbury’s, and an excellent bus route that made it easy to get everywhere.
Really enjoyed our stay.
With only 5 pitches, it had a lovely friendly atmosphere, and 3 of the other guests had stayed before, which made it feel like part of a little site community.
The garden space for the pitches is pleasant enough but whatever you do, don't go for the pitch in the left hand corner as you turn in off the drive. We were about 8 meters from the main A road where it curves around the site. The noise, even at night, was dreadful and we felt the vibrations of heavier vehicles.
We normally enjoy getting back to a campsite after a day spent exploring but not this time. The noise was an intrusion. The owner mentioned that the people next to us didn't have a problem with the noise but they wouldn't. They had their TV on so loud most of the time, that we could hear it over our radio!
The facilities were basic. Good recycling but a brick ledge at the front of the water waste point is not a good idea!
Two showers and two toilets and neither cleaned properly. Also the steps up to the shower/toilet facilities are deteriorating and the hand rail is falling off.
This is sold as a tranquil getaway especially as it is adults only and no dogs but tranquillity was far away.
Sainsbury's just up the road, very useful. Good place to explore the local area. Free wifi a bonus.

Management response: Well Lindilou, your review did make us smile — it’s almost word-for-word like another we’ve had, which is… interesting.
When you left, you said moving pitch “wasn’t worth the bother.” Hardly the reaction of someone suffering unbearable noise. And the “loud TV”? Never mentioned until your review. I check the site every night — nothing but peace and quiet (apart from the odd owl).
Yes, carnival week, harvest and roadworks made things busier than usual,sadly, we can’t control tractors, traffic or festivals. Most guests accept that as part of life in Dawlish.
Handrail falling off? Not true Lindilou. Brick ledge at the waste point? Yes, deliberate , it saves campers ending up with dirty water on their shoes Lindilou. Facilities are cleaned twice a day, and members are expected to mop up after themselves too.
Over half our guests are happy returners who’ve already booked again for next year. Maybe they arrive with a glass half full (or perhaps a nice chilled one 🍷).
First time on this lovely adult only site but wont be our last, its set back off the road, very clean and well maintained, both owners were very informative and very helpful with places to visit and enjoy, massive country park opposite for walking and just enjoying the devon fresh air,
Dawlish warren is only 5 mins away, also there's a very handy sainsbuys with fuel station approx 1/2 a mile down road
It has a nice free shower block and very good free wifi also a well laid out recycling point
Would highly recommend this beautiful site to fellow campers and it saved us over £150 compared to the big sites on the same road.
We were very disappointed with this campsite and could not recommend it to other caravanners/campers. Far too close to the road (very noisy - dread to think of the level of noise in summer), and basically, the site is part of the garden that has been slightly converted.
Very small site and the only hardstanding that we saw was adjacent to the chemical waste (right opposite our awning - approx. A couple of feet).
It was archaic ie basic. The shower block had no heating (we went in January) and for us, not very well maintained or cleaned properly. Asically, it is a glorified shed in desperate need of refurbishment and a deep clean.
The outside steps to the shower block are a safety hazard - wet decking with no form of grips to stop any slippages. Both of us nearly fell over after just one visit to check it out. We did not feel able to use the shower block during our stay.
Trying to hook up the 4 berth caravan to the car when leaving was not easy - thank goodness we had a mover. Very tight for turning. Plus, if there was more than one caravanner/camper leaving, you would be stuck in a queue on the driveway.
The owner was friendly and helpful though, but in the 2 years they have owned the place, nothing much has seemingly been done - very run down and in need of a face lift.
There was no leaflet/pack either on arrival. It was all verbal or messages sent from owner's mobile.
Oh, and the site only has 13A. So be warned if you want to use more than one electrical item.
Management response: Looks like your 4 day stay came with an agenda ..why are you so bitter ? you really are coming from a glass half empty point of view at best !
First I will address your statement about the shower block , you stated" you both nearly fell over (don't think so ) on your visit to "check it out "and the "shower block doesn't have grip tape and was wet decking " the shower block does have really good grip tape and it was dry during your stay , so both of you are saying you never see the grip tape! ...really ? .....that's just unbelievable! , it has two individual toilets a wash basin, hand drier, two individual 10kw showers all free as is the WiFi we supply as well, no mention of that ! And all for an average of 5 pitches , the windows and door have been left open by all campers because of covid you then go on to state " not very well maintained or cleaned properly" yet you state you didn't use them during your stay ! a bit of a contradiction there don't you think ? FYI its deep cleaned and fogged once a week ,you do realise you as members are expected to leave it as you found it and mop out after use, all cleaning equipment supplied and left for your convenience ,as are toilet rolls and soap which the club state we don't need to supply ! let's face its not as if you don't have facilities you can use in your own caravan ! The block was mainly intended for the tenters
Next " the site is part of the garden that has been slightly converted" 🤣 It's clear to see the campsite is in a separate 3/4 of an acre field , 10 electric hookups , 2 water points ,shower block , elsan , WiFi ,motor home hardstand , gravel pitch , the rest are large grass pitches ,a recycling point and waste disposal area , photos online show the site exactly as it is and it's all stated clearly on the advert !we will be adding more photos to show the shower block ! We are a small quiet adult members only CS site with very large pitches ,maybe you have just chosen the wrong site for you 🤔, there are plenty of large commercialised sites that may meet your expectations better in the area 😉 but they can be noisy I have stayed on almost everyone of them over the years 😁

So be warned if you want to use more than one electrical item" It doesn't have "only a 13amp supply" ! 🤥it's also checked and certificated annually , if you can only run one appliance, your van or appliance probably has an issue 😉if that statements true ! for your safety I would get that checked out
"Far too close to the road "the hard stand is hardly close to the road ! We are off the A379 which is very handy for getting you here , wouldn't you agree 😉 better than going down a single track lane or worse , although this would be classed as a B road where I come from, some people choose to live right on an A road near a railway line it's all about what suits you and your tolerance level , you had a choice to book or not book ! Maybe #researchbettwerinfuture 😉

if you really did have issues, why didn't you raise them with us ? if you wasn't happy then you could of had a full refund and been on your way to the greener grass ,
word to the wise for the future ,get yourselves to Specsavers, go on a towing course, get your van checked and do your research better ,oh and don't make statments that are clearly not true in a review ! not many CS sites open in the winter and if you are anything to go by I can see why , on a positive note glad you won't be staying here again ,We only want happy campers on site 😁 Can't believe You state you like the area and will be back ! but only rated this great area a 2 star ! Yet Another contradiction 🤔 With its country park opposite, Sainsbury's / filling station , beach , nature reserve etc etc all close by .....you really are hard to please arnt you lol 🤣I think your review says more about you !
