 Friendly welcome and well cut grass.

As others have said, lots of signs and lots of rules - sadly important ones about dogs off leads and quiet between 10. 30pm - 8am poorly enforced.

Child play area is just two swings and no wifi as advertised.

Limited washing and toilet facilities, sloping pitches.

Sadly seagulls attacked ours and other tents so our trip to Polruan and surrounding area cut to just 3 out of 6 nights. No refund or goodwill gesture offered for nights we couldn’t use.

Management response: £100 ransom or a bad review was the ultimatum we received from this family. And as you can see from their review, we didn’t pay the ransom.

It all started to go bad after your airbeds deflated and your dog was sick in your tent, then, to have a sea gull peck into your tent must have been the last straw. But please be assured that none of this was our fault. As you can see from our many 5-star reviews, this is a rare occurrence and we really do want our holiday makers have a good time.

We were saddened to read that you described as ‘unhelpful’. We were the ones who phoned you when we discovered the incident, so you didn’t come back to find the issue and could do something about it before it got too late into the evening. We were the ones that took time to find you tarpaulin and rope, and helped cover your tent whilst you watched on and blamed the campsite for all your problems.

Unfortunately, seagulls are opportunists and when you leave your rubbish tied to the side of your tent, they couldn’t resist trying to get into both the bag and your tent. Unfortunately for your neighbour, they also suffered the consequence of you leaving out your rubbish

If the weather had been a little kinder, you may have taken our advice and bought yourself a new tent and stayed the rest of your holiday.

However, on this occasion you decided to blame us for everything and demand a refund.

I’m sorry to say, Steven Seagull does not belong to us, he is not our responsibility, and we cannot be held accountable for his actions

 We loved the location and the view. We liked and appreciated the help of the owners.

We weren't so keen on the facilities as they were cold and for the price per night charged we felt the heating should have gone on.

Our biggest gripe was the signage which is everywhere. It is not possible to truly relax whilst worrying about breaking the rule on one of the many "Don't do that" signs. It felt like we were being micro managed all the time.

At thirty something pound per night, out of season, we expected more and were left disappointed.

 We had a very warm welcome from Liz & Ray who were on hand to help and give local advice of places to visit.

Lovely location and spotlessly clean facilities.

10 minute walk to a pub & a water taxi to take you to Fowey. Lots of interesting things to do in the area.

The campsite is very peaceful and has the best views.

 If you are trekking the SWCP then don’t miss the opportunity to stay at this campsite.

The owner Ray is incredibly helpful for trekkers,

The facilities are spotlessly clean,

There is a microwave and laundry room with a comfy chair and table and the site is quiet so you get a good nights sleep.

 Good location, amazing views and well maintained. However, almost all pitches were very sloped - had to double up on ramps to get close to level.

Showers were immaculately clean but water was cold quite often (we mentioned it to the owner and he tried to fix it but was still on and off).

Shops had very little stock - no bread for the 3 days we were there - so it’s a bit of a hike into Polruan to the one shop there.

Most frustrating was the total inflexibility about being able to put up any sort of shelter with the campervan unless it was closely attached - and so many people were trying to do it and being told to take them down, .

There is plenty of space so it was hard to really understand the logic of why it wasn’t allowed - maybe it was a regulation/ licensing issue but the total lack of flexibility seemed extreme compared with pretty much any other site we have been to, both in Cornwall and elsewhere.

And all the signs around the site with the many rules (no ball games, absolute silence etc) all added to the feeling of it being quite starchy.

There is a small area for kids to play but wouldn’t describes this as a particularly child friendly site. Also, expensive site given mediocre facilities and lack of level pitches.

Despite the location, views and great walks right on the doorstep, we wouldn’t state at this site again.

(re location - lots of narrow roads to get there - not too easy for bigger vans)

 Beautiful views from the camping field.

Spotless facilities. Very friendly helpful owners.

Nice walks from the site with a bus stop right outside.

A nice downhill walk into Polruan with a pub, bakers and general store. The foot passenger ferry takes you over to Fowey.

A bit of a climb back up to the site.

Will definitely return.

 Once again a lovely site with great views, all the facilities were clean and modern as usual and the shop well stocked.

There are new owners running the site and they should be congratulated. Ray did his upmost to make us feel welcome and make our visit comfortable and he did everything possible to make our stay a pleasant one.

 Possibly one of the best sites we have stayed on, very clean and tidy. Owners very welcoming.

Bus stop right outside runs from the quay through to Polperro and Looe.

Ferry to Fowey at the quay and access to the South West coastal path.

 Loved this site. If you like a peaceful site with beautiful sea views this is the best place in Cornwall to be.

The South West coastal path is on your doorstep as well as may other walks nearby.

A perfect place to unwind as a couple. My dog loved it too.

 Positives: Beautiful views. Peaceful location. Friendly owners. Well stocked shop on-site. Great facilities - immaculate toilets and showers. Fridge & freezer. Library.

Easy access to coast path but steep hills up from coast/beach.

Negatives - takes ages to travel anywhere as quite a remote campsite. Not many local amenities. Not much for kids to do.

 It is the 4th time we have visited this site and cannot fault it. It is spotless, and Kevin,

Trudy and Barry cannot ne more helpful. Lovely spot on the coastal path. Bus available to Looe and Polperro.

Lovely walk, but steep! to Polruan harbour.

 Site has the peace and quiet I like. However site wasn't full before children holidays. Tourer caravans are in a sort of goldfish bowl arrangement surrounded by statics which were mainly unoccupied.

Lots of signs with rules and regs of what not to do but doesn't phase me as I like a strictly run site which is for everyone's comfort. Regular foot ferry to fowey and the hill is worse on the knees going down, just pace yourself going up.

There was only one huge critical which was the access to the site with a tourer, narrow lanes. You have to rely on goodwill of cars to reverse.

Definitely not for the faint hearted and has put me off returning which is a shame.

 Our pitch had a sea view. The campsite is beautiful and very well run. The toilet and shower areas are spotless.

There are many thoughtful touches - a bottle opener by the washing up area and a rotary line to dry your towels. The owners are very friendly as were all the campers.

I would highly recommend this site and will definitely visit again.

 What a wonderful gem of a site! Not crowded, the facilities are spotless, the shop is very reasonably priced (not much different to the supermarket) and open long hours and the owners very accommodating. The fellow campers are friendly and chat, even had a few pints with some in the town before heading back to the campsite.

Talking of which, that hill is VERY VERY steep (nothing to do with the gorgeous Tribute Ale). Luckily the bus turned up. Top tip - check the bus timetables - it's only £1 to save that hill climb, bargain at double the price.

The only comment I would make is please place some basins in the shower block, rather than having to go back to the toilet block to shave or brush teeth. Very minor niggle though and everything else far outweighs it.

I was on a motorbike, which puts a different perspective on those last few miles into the site. The roads are very narrow and twisty with no chance of 'offsiding' as there's a slippery grass ridge in the middle of the track. So your view is limited to just a few metres in places. You have to rely on the goodwill (and slow speed) of people coming the other way. Luckily I only met a few and they were great - thank you from a grateful biker.

I will definitely be back to this fantastic site!
