Great first impression of Rosebud Farm. The views are amazing and the toilet blocks were really great. There are no washing up sinks which was disappointing. Upon arrival we were given a cup of tea and then shown around to select our pitch. There was no mention of any specific rules that we needed to abide by and we thought that it would be a really relaxed site. However we soon discovered that you are not allowed to speak to your neighbours as no socialising whether in the day or of an evening was allowed. It was very regimented and it felt like being locked into a prison camp. The gates are locked at a specific time and you are not allowed to leave until they are opened at 9. 00am. I've been camping for a very long time and I have never found such an unsociable and restricted site in all those years. The whole point of camping is to be in the outdoors and socialise with like minded people. This was not allowed. Whilst we were there a number of units left the site early because of the restrictions. Would not recommend this site.

The site owners Jon and Terri are very welcoming and friendly. Jon's local knowledge is good which is very useful. The site is well kept with each pitch having a view of the beautiful countryside. The site is quiet and Terri and Jon work hard to keep it this way. The shower rooms are lovely and have been built by Terri and Jon who are, quite rightfully, very proud of what the have achieved. All in all a fabulous little site.

We are just returning from spending a week at Rosebud Farm Touring Park and what a great week we had.

The owners are really lovely people and do all they can to make your stay a pleasant one.

Tea on arrival was a very nice touch and owners very informative on surrounding area.

The site is a perfect peaceful location with great views and this site is very dog friendly, Daisy our dog had a ball!

I really can't fault the site as the showers could do with updating but the new ones are almost finished and will be lovely when they are finished.

I would definitely recommend a visit to Rosebud and we will be returning.

This is our third visit to this campsite and these are the reasons we keep returning.

It is a quiet adults only campsite in Cornwall which as a teacher of young children I appreciate fully!

The location is great - with views up to the moors and a short drive to one of the best stretches of coastline in the country. We spend our days walking the coastal path near Boscastle, Tintagel, Port Isaac and Rumps Point and nearly always end up cooking on our stove on the rocks at Trebawith Strand.

The facilities are clean and enough for us although we would appreciate a few touches that we are used to at other sites - such as paper towels or drier by the sink, a washing up area and a hairdryer.

The owners are friendly and helpful and aim to have a peaceful site. Which is why they have clearly stated rules such as not driving cars across the site after 11pm.

We will return next time we visit this part of the world.

We spent a lovely peaceful week at Rosebud Farm in August. Being an adult only site is an extra bonus! The owners were both very friendly and welcoming, with tea/coffee on arrival and a tour of the site and were always available if needed.

The site itself is two large fields with amazing views, we camped in the far field which is more sheltered for tents if the weather turns windy. Both fields have electric hook up and the shower and toilet facilities were more than adequate for our needs, when the new block is completed these will be even better.

There Is an excellent fish and chip shop in the village as well as some good pubs serving food. The location of the campsite makes for a very good base to visit all the major attractions Cornwall has to offer.

We would definitely go back again and would highly recommend Rosebud Farm for a quiet, chilled out, adults only camping experience!

Quite simply the most friendly site owners I've ever met in over 40 years of caravanning. Their knowledge of the area and things to do and see was also exceptional. Their site was just what we were looking for in the height of August where peace and quiet were the main criteria. Adult only caravan and camping sites are few and far between and to find one with such stunning views was a bonus. We will be returning,

Thanks for a super 2 weeks.

This was our 2nd visit to Rosebud and we had a great time, a warm welcome awaits you from the owners along with a complimentary cup of tea or coffee. The site was busy during our stay due to the good weather, but we never had to queue for the toilets or showers. This site is a great place for getting away from it all being so peaceful and quiet and also it is near many good beaches and walks in the countryside.

So stop reading this review and book your getaway now.

Just returned from a three day stop at Rosebud.

The owners are obviously proud of what they are creating in their campsite and give you a friendly informative welcome over a drink on arrival and a guided tour of the site to choose your pitch.

It was busy over the weekend we stayed and some of the units were quite close together, but this might be due to not having clear demarcation between pitches. In front of the pitches is a large open field for dog exercise which also had picnic benches dotted around. The views from the pitches are superb across the open countryside up to the moors.

As other reviews have mentioned, there is a new toilet block being built which doesn't look too far from completion, this will certainly improve the site as queues for the showers were commonplace through out our stay and is one of my 'pet hates'.

The site is about 1. 5 miles walk to get to the SW Coastal path and there is plenty of walking to be done in the area. To start any walks or to get to the village you have to walk along the B road that the site backs on to, and for a small road it's busy and cars do travel at speed along it, so care has to be taken. It's worth printing the local ordnance survey map of the area, because you can get off the road and follow some tracks to get to the village.

All-in-all we enjoyed our stay at the site and the friendliness and helpfulness of the owners is quite unique.

Really good site; excellent toilet and showers although a bit of a walk from the far field. Sheltered and quiet. Good pub with excellent food in the village and well positioned for our list of places to go.

Be aware though that the gates are locked until 9. 00am and you can't get out! There were a couple of grumpy cars waiting on Saturday morning to start their journey home. Assume that in the event of a medical emergency an ambulance can get in at night?

Rosebud campsite has the potential to be a gem, but sadly it is not. On arrival you are met with a friendly smile and a cup of tea, then a guided tour of the site and allowed to pick our pitching spot (although as the site was busy only two remained). From there on though things went downhill as we were made to stand like children and read the site rules before paying for our stay. The site itself had two fields, the main one is on a very steep slope but pitches are reasonably flat and as the weather was terrible the week we were there the ground drained really well and had spectacular views and a smaller flat field with no view. We proceeded to then pitch our tent but struggled to park our car as the units are too close together and had a very claustrophobic feel with the next unit looking into ours. Most pitches are near the road and even though this is a B road is the local cut through between two A roads so is extremely busy, but the main problem is the speed of the cars and lorries that speed up and down this road road which is barely wide enough for two cars to pass. The site itself contains 4 toilets, 2 containing sinks and 2 self contained showers which is absolutely ridiculous for a site of this size as the week we were there ranged between 32 and 41 units. They were clean but are in a converted shed at the side of the main farmhouse with whitewashed chipboard walls and cables across the top of the stud walls and sharing your space with spiders and cobwebs that are not cleaned away is not ideal. There is also nowhere to wait out of the rain and there is a queue every morning and every night and even though there was plenty of free hot water once you have washed your hands there is no facilities for drying your hands (no paper towels or air drier). I have never been to a site where the facilities are that bad that I have been forced to boil the kettle to have a wash and to brush my teeth behind my tent. One of the rules is no getting in the car to use the toilet block (you are allowed to park near the site entrance on arrival and departure to use the toilet but is still a bit of a walk in the rain) which I can fully understand as not to ruin the field, however our tent was pitched approx 350 meters from the toilets which is a long way in the wind and the rain and being female it felt totally unsafe walking alone across the field in the dark at 1am in the morning, so had to wake my husband up to come with me if I needed the toilet during the night. A new toilet block is under construction but I do wonder if this will ever be completed as no one went near this the week we were there and the owners seemed more interested in renovating the farmhouse then providing good facilities for paying guests. There is also no pot washing facilities and again had to boil the kettle to wash our pots and there is no plans to include these in the new facility block. I have left this campsite wondering what I had actually paid for as if I had wanted to be pitched in an plain field with stunning views I am sure I would have been able to do this at a fraction of the cost. In conclusion this is a perfect site if you have a caravan and do not need to use the facilities as you have your own, and feel it is totally unsuitable for tents unless you want a true camping experience as anyone who likes glamping or home comforts will not find them here.

Just spent a week at Rosebud and would say that it's a site with fabulous views and quite well located for North Cornwall and only 15 mins to the fantastic beach at Polzeath. However would warn any potential visitors this is not a site with good bathroom facilities at the moment. The owners are mid way through building a much needed new shower toilet facilities but don't hold your breath as there was no evidence of any progress the week we were there. The existing facilities whilst clean are well passed their sell by date with the floor in places rotting and the 2 showers not very powerful and seem to have been built for very small adults indeed. Site maintenance is kept to a minimum as I had to clear a vast amount of stinging nettles from the water tap located right outside the owners reception summerhouse. The site is a grass only site so in wet weather be prepared.

My wife and I have just returned from our first holiday in Cornwall. We went for one week and decided to go adults only. We chose Rosebud Farm touring park for our stay, and here is the review of our experience.

BOOKING

We booked in via their website email enquiry form. I was surprised at the rapid response and within a short time our booking was confirmed. No payments are taken until you arrive and are happy with the site!

ARRIVAL

Arrivals are encouraged after 12 noon and before 6pm. We arrived a little early, but were welcome to enter the site after 10am and have a very welcome cuppa.

The owner greeted us on arrival and we enjoyed a cup of tea and a friendly discussion about site rules and general information. We were then given a tour of the facilities and the site and we were allowed to choose our pitch. Once we were happy, payment was made and we made our way to pitch our tent.

PITCHES

Most of the main field is on a slope, but all pitches are along the top on level ground. This means all pitches have an unhindered view across the valley to open countryside dotted with villages and farms. Absolutely fantastic! There is a smaller field too with slightly less view.

The grass is very well maintained and cut to around 20mm and the cuttings are collected so there is no paddling grass cuttings into the tent.

The site is boarded on two sides by fairly mature hedges made from hawthorn, blackthorn and hazel which offers most pitches a good level of shelter from onshore winds.

The pitch was very level and in great shape for a tent. Pegging was easy enough, about 3' of easy topsoil, then the mallet was needed to pound the pegs securely home.

There is plenty of space between pitches and although the site was pretty full, there was an air of space all around.

FACILITIES

There were several water points around the site to top up drinking water. The toilet facilities were more than adequate and were extremely clean. There are 5 loo's and 3 showers and we never had to queue even though the site was fairly full. The facilities are unisex. There were helpful notices in these areas, but not too many and not overpowering. Just right and polite.

There is a new toilet and shower block under construction which is far bigger than existing facilities and will be fantastic once complete. The owners are building these themselves and they should be congratulated on their efforts.

Many of the pitches have electric hook ups too.

RULES

The rules are common sense and not unreasonable. For example, no driving on site until 09:00 or after 23:00

Silence after 23:00 etc.

Dogs are most welcome on site and with the majority of the field on a slope, there is plenty of room for dog exercise.

LOCATION

The site is located on a lane between St. Teath and Delabole. The entrance to the site has been maintained to allow a good sightline for drivers to emerge onto the lane safely. The lanes are narrow in places and there is no pavement, so caution must be taken if walking along these lanes.

The site is a fantastic base to explore this area of Cornwall, and is handy for places like Boscastle, Tintagel, Bude, Polzeath, Port Isaac, Newquay etc. For a day on the beach we found POlzeath beach and Fistral beach great for surfing, Daymer Bay and Constantine Bay great sunbathing and a dip in the sea. Boscastle, Port Isaac and Tintagel were great for sightseeing and Wadebridge, Bude and Newquay were great for shopping.

We strongly recommend The Slipway Hotel in Port Isaac and The Mill House in Trebarwith Strand for eating out. Absolutely fantastic food! A little expensive (unless you have a taste card like us) but top quality.

SUMMARY

This site is an absolute gem. The owners are enthusiastic and very helpful and full of local knowledge.

The site and facilities are first class.

The location is well placed and picturesque.

We've been to the best and worst sites in our many years of camping and I thought we had found the best until now. But this just got better.

We will be returning next year, but not as guests. We will be returning as friends. That's how we felt.

Congratulations to the owners on a superb site that was such a joy to use.

10\10

I hope you find this information helpful.

On arrival we were welcomed with a cup of tea, we were shown around the site and the facilities. We were able to choose our pitch, with electric hook-up. The site is very well kept.

The showers and toilets were very clean and the new block is under construction. Hopefully this will be completed soon.

It is a lovely site with an incredible view. The local shop carries all the basics and the butcher in St Teath is definitely worth a visit, the local pub is within walking distance. The owners, Jon and Terri, are a lovely couple and so very helpful. If you need any help whether it is problems with your tent, campervan, caravan or want to know anything about the area, pubs, beaches, fish and chip shops etc they cannot do enough to help.

The local beach is stunning and was very quiet. Overall the site is a great place to stay and is close to Boscastle, Tintagel, Port Isaac, Trebarwith Strands and Wadebridge with its camel trail, all lovely places to visit.

 Hi

Just returned from a lovely week, all be it with mixed weather.

We were welcomed by Jon & Terri and made a welcome cup of tea before being shown the site and agreeing to stay (although we'd already booked). They have both worked very hard to develop a well looked after and well thought out site. Lots of nice ideas such as the dog bins and multiple waste area. There are a few site rules that are enforced, but most are common sense and once you get used to them work quite well. This gives a lovely tranquil adults only site where dogs are allowed.

I would definitely recommend it, and we will go back.

Marked it down a little bit. The new toilet block wasn't complete, although the existing facilities are more than adequate with plenty of hot water. How ever there are no washing up facilities. We didn't mind boiling the kettle again, and it did save a lot of walking too and from but did go through a lot of gas and trips to the water station. Also there was no recycling.

The local pub the white hart served some good pub grub and beer. It's about 10min walk but no footpath for part of it so take a torch for the way home. The local butcher is well worth a visit.

Excellent stay! The owners are great, welcoming and friendly. We booked for two nights but stayed for four.

Very dog friendly and plenty of room between pitches. The temporary showers are superb, so the new ones I am sure will be extremely good.

All together an excellent site, which makes exploring that part of cornwall a pleasure.
