Just got back from two lovely weeks at Rosebud Farm and we are already planning our next visit.
If you are looking to book here, here are some things you should know:
1 - Families are welcomed if they are quiet - screaming kids and barking dogs are not what this site is about. If you have any boisterous family members (including the ones with paws), don't bring them here!
2 - There are no kids play facilities at this site - it is a quiet site at all times and R & R are the keywords here.
3 - On the amenities, there are two family bathrooms (shower, loo, sink) and two loos. If you go to shower at busy times, you might have a wait, but who cares, the scenery is great! We found a large Tesco at Wadebridge, but the local shop in St Teath has all the essentials including fresh baked bread.
4 - The nearest pub in the village is nice and serves good pub grub, but the walk is a bit hairy down a narrow country lane, but fret not - Jon will run you down there and pick you up for free!
The owners Jon & Terri made us feel very welcome; nothing was too much trouble, so if you want to chill out, really relax and use this as a good base to see Cornwall then this is the place for you.
Just returned from 4 nights at this site, and have mixed thoughts about it. The location in terms of scenery is fantastic. The fields are very well kept. The location for getting to parts of the North Cornish Coast is brilliant.
The shower and toilet facilities were kept very clean despite the amount of rain. The owners I think are very well meaning - yes we did get a cup of tea on arrival, but that felt more like we were being lectured rather than a friendly chat - least we forget the fact that they shut the gates to the site at 11pm was mentioned more than once, however they forget to mention that you can't leave the site until 9am, when they open the gate, so my husband fell foul of this when he went out to get a paper at 8am - it was mentioned!
The rationale for this is for the site users to get some well deserved rest and relaxation, which is commendable, however given that the site is next to a road there is a certain amount of noise, and it doesn't prevent site users from making noise, so I think the owners need to have more realistic expectations and perhaps extend the gate opening times from 08:00 to 24:00.
The lack of facilities for washing pots was a problem. The local village and pub although only about half a mile away, it wasn't possible to walk to, so if you want a drink you are reliant on a lift from John, which is very kind of him, but can quickly lose its appeal when you are happily enjoying your drink and you get mithered as to when you're ready to go.
I might be being unfair to John and Terri, as they are campers themselves I suspect they are running the site the way they would want a site they visited to be run, as is their perogative, but on balance it didn't suit us and I won't be going back.
One last thing, they have a no child under 5 policy, but I would consider that any over energetic boisterous children would hate this site.
We found the rules too imposing. The cup of tea on arrival was used to make you sit down & hear the many rules of the site. Even the couples without children got lectured to. We were asked to listen to the campsite, (completely silent) and told that this is how it was to stay, silent. It's not that children can't make excessive noise, it's that they must not make any sound whatsoever. It would be better as an adult only campsite & then everyone could relax a bit.
The road running along the campsite is quite noisy and there aren't any washing up facilities.
There are two shower rooms with sinks & toilets and two separate toilets (all unisex). You're only allowed to have a wash in the shower rooms (not the toilet sink) but because there are only 20 pitches the queues didn't get excessive.
The campsite is on the top of a hill & it was very windy while we were there.
At times the road noise continues late into the night. A real rat run.
We found the toilet/shower facilities always clean, but freezing cold.
No dish washing facilities
We felt we were being watched all the time with so many cameras about.
The warden even paid us a visit to the tent.
Kids may not be happy here at all. No play equipment and no noisy ball games allowed.
Don't book here if you don't like being turfed out at 9am. Means you have to start to decamp between 6 and 9 to get out in time. Doesn't give your tent time enough to dry off. Plus doesn't matter how hard you try, you are going to disturb your neighbours while packing up.
We have just spent a lovely sunny week on this site. The positive facts are the friendly owners, large pitches with lovely views over Bodmin Moor, and two large bathrooms with electric showers which are spotlessly clean.
The negative points are that the pitches are mostly at the top of a very sloping field which, with a hedge in between,is right next to the road and for a small road it gets a lot of heavy traffic and large tractors etc.
Also there are no walks on site - dogs can poo at the bottom of the field next to the hedge but you have to get in the car to go anywhere as the surrounding roads are very narrow and quite dangerous with the fast traffic.
What a little gem of a site, one that we will definitely be returning to again and again. Friendly, with breathtaking views and very well run. Jon and Terri are campers themselves and are very upfront about the sites 'few rules but unbreakables'.
We were greeted by Terri on arrival with a chance to relax over a very welcome cup of tea, followed by a walking tour of the site, and a chance to pick our pitch. We ended up in the smaller field, which has less view, and a longer walk to the loo in the middle of the night, but is more private, and less exposed. This proved a good thing on the second day, which was pretty windy.
Being only a few minutes drive from the fabulous North Cornish Coast there was plenty to do, and with the exception of our last day, the Cornish weather was stunning.
Port Isaac is a must see, but arrive early and use the carpark at the top of the village to avoid the bottlenecks that occur when you try to access the beach carpark (and bear in mind that this carpark is tidal). On Friday night the Fisherman's Friends sing on the Platt (quay), and half of Cornwall turns up to watch them, we can recommend the food at both The Harbour (pricey but excellent) and the Golden Lion, but don't expect a table on Friday night unless you book, or are very lucky.
If you fancy fishing, John Brown - a fisherman's friend, good bloke and international recording superstar - does excellent mackeral fishing trips - details around the harbour - hope you have more luck than we did
Other places to visit include Padstow (Rick Stein, good shopping, give the speedboat ride round the estuary a whirl)and Boscastle (Witches Museum, more nice little shops, and excellent cream teas). The beach at Trebarwith Strand is great - although only at low tide, and the south coast, with the Eden Project, Fowey, Charlestown etc, is less than an hour's drive away.
Back to the campsite, the facilities are good, two full bathrooms, and two separate toilets, which, while busy at peak times, were very clean and adequate. No, there are no washing up facilities, but we are quite used to washing up in the tent, so not too much trauma there.
As to previous reviewers comment that the site is not family friendly, I would comment that Jon and Terri are very family friendly (there were small children in several tents) and during the day there seems to be a healthy amount of running about, kite flying (an excellent spot for it) and other games, but I would advise that if you have the kind of children that need play areas, or that like playing football and making a lot of noise at unsociable hours this may not be the ideal campsite for you.
A fantastic site. We were greeted by the owners the moment we pulled into the site with an offer of a cup of tea and a warm and friendly welcome.
We was given a guided tour of the site and was able to choose a pitch from 2 fields.
The pitches are at the top edge of the field which is flat it then gently slopes downwards with views over Bodmin Moore. Because of the way the Pitches are arranged with nothing in front of you it's just uninterrupted views over the Valley we almost felt like we were the only ones their.
We had read that Jon takes people to the local pub then collects them again but we did not think this would apply to us as we have a dog, but we all enjoyed an evening at the local including the dog who enjoyed her ride in a posh car.
The toilet block was spotless, with separate shower rooms that had a loo and sink so you did not have to go into the communal bit to dry off etc.
Its a great place to explore the surrounding area, with most places of interest only a very short drive away. Jon & Terri are always on hand with instructions on the best places to visit and how to get their.
We had a wonderful week, we did go out and explore but we could have just as easily stayed on the site relaxing looking at the gorgeous views.
We don't normally visit the same place twice but we will be making an exception with this site.
What an absolute gem of a site and what incredibly friendly, helpful and welcoming owners. We have just spent the Spring Bank Holiday at the site during what can only be described as a period of rather 'mixed' weather - warm sunshine, torrential rain and incredibly high winds!
Upon arrival we were greeted by Jon and Terri who made us a very welcome cup of tea followed by a tour of the site to enable us to review facilities and select our unmarked and very generous EHU pitch. Although the site is somewhat exposed to the elements being situated at a high elevation the views are to die for and the hedging affords a lot of protection from the elements.
There are very good facilities for a very small and basic site - separate full clean bathrooms and plenty of hot water. There are three full bathrooms (toilet, shower, washbasin, mop and bucket, soap, loo roll) -perfectly satisfactory given there were only about 8 units on site the whole weekend. On arrival Jon mentioned that he offered a lift to and from the local pub for free - given we had already decided we wanted to partake of their offerings this was a real bonus. The White Hart in St Teath is really fabulous - great food, great people and reasonable prices.
All in all a fabulous weekend at a fabulous site. Incredibly nice owners, views to die for, magnificent walks on your doorstep, fantastic prices - what more could you ask for!
First contacted Jon and Terri just 24 hours before we arrived, having made an impromptu decision to spend 4 days in Cornwall. The talk over the phone plus the feedback on this web site made up our mind. Go!. But first can we get a ferry as we live on the Isle of Wight and needed to get away from our own busy tourist island. After taking out a mortgage with wightlink ferries,(and we get a island resident rate) we managed to book a ferry out and back, so throwing the tent, purchased only a week before, in the car,off we set.We are former motor caravan owners, not tented for over 30 years.
Thanks to very clear instructions from this web site and terri over phone we found the site with ease, struck immediately by the fantastic view. Jon and terri were sat on their log cabin porch and 2 welcoming cups of tea came our way.
Like seasoned tenters we soon had tent up and settled in. We found the showers and wc block clean and well lit with 2 excellent hot showers.
Rosebud is perfectly placed for port Issac (aka port Wenn,Doc Martin tv show) Padstow, Tintagil,(over rated) trebarwith strand (great pub) and the icing on the cake Boscastle.
Jon stands for no nonsense so if you have very lively noisy over excited children who need a play area, this is not the site for you.
The local pub is but a short distance away and Jon will even take you there and pick you up, he even offers to drop you off on the coastal pathway saying it takes 3 hours to walk back (oh yeah! Jon!lol)
Only problem we can think of is the occasional fast car hurtling past the site, but the road in general is not a major route. A washing up facility for dishes might be nice to have but we managed without.
Jon and Terri operate a great campsite to say the least! We were greeted with a cup of tea when we arrived and given a tour of the campsite. The views at the site are absolutely beautiful! The bathroom block was always clean and tidy. The pitch was very level and tucked in nice next to the hedgerow with plenty of room for the kids to run around. The site is very quiet and secure. Jon and Terri were very informative on the local area and things to do and see. They recommended a great beach that we visited with body boards that we borrowed from them. We really enjoyed our 5 night stay and would definitely recommend this site to anyone looking for a quiet site!
If you want peace and quite with lovely views of the countryside then this site could be for you. No clubhouse so no disturbance's later on in the evening.( However, if you do fancy a drink, then Jon offered a lift to the local pub and would also pick you up again)
The welcome received when we arrived has been the best in many years of camping/caravanning. As others have said,a cup of tea and a personal tour of the site along with the sites rules.(which is basically respect the site and others around you.) This is not dealt ut with a harsh tone and most seasoned camping/caravanners would say its common sense.
The gates are locked at 11pm and opened again at 9am.Jon and Teri are so very helpful with local knowledge and information about the area. The toilets are basic but clean. Children are allowed but no facilities except the field.
So in summary, a refreshing change to find a genuine jewel if you like peace and quite. If you have wild / noisy children or like to party into the small hours, look elsewhere. This is one site we will be returning to.
Despite the previous weeks continual rain - hence soggy under foot, we were greeted with a welcome cup of tea after a 6 hour drive and were even towed onto the pitch by Jon and put on blocks to prevent sinking into the soil. The week turned out to be dry and sunny and the showers and toilets were clean and individual. We were made to feel very welcome and even had the offer of transport to the local pub / restuarant, should we wish to drink more than the acceptable units. The views are breathtaking and the peace, welcome. As were the dogs!
This is a great family run site; we visited for two weeks in August and arrived to a cup of tea with Jon & Terri(owners).
Despite the never ending rainfall the site was still accessible thanks to Jons hard work.
Jon & Terri kindly brought round a tray of cakes to lift spirits when the rain kept on pouring.
The site toilets are always clean even under heavy use, children are well accommodated for and Jon ensures that there is little noise at unsociable hours. (Including rowdy cricketers at 9-30 in an evening see previous review).
The views from the site are fantastic and the sites location is ideal for accessing the all the local attractions.
We will definitely be returning for another holiday and a nice cup of tea.
Rosebud is very well located with loads of interesting places to visit, see, do in easy reach eg Bodmin (walking), Padstow, Tintagel, Trebarwith (beach), the Camel Trail (cycling), Polzeath (surfing).
Its stand out unmissable plus point is the panoramic view across to Bodmin moor, which is fabulous whatever the weather.
The siteowner/manager takes his role seriously and takes great care to welcome, settle in and generally help out his customers.
There are two camping fields. One is quite small and private feeling, flat but with more limited views and a longer trek to the toilets. The main field is very large and steeply sloping, with loads of room for the children to run round and play. The flat, well drained pitches are arranged in a single line in front of the hedge that runs across the top. So everyone gets an equal share of The View, a great feeling of space and some weather protection to the rear. Immediately the other side of the hedge behind the tents is the road. Traffic noise is pretty well constant throughout the day and evening but does drop off and is only intermittent overnight. So, although the site itself is quiet I would not say it was peaceful or relaxing.
Rosebud is more than a field with a tap. There are electric hookups and, for a donation, you can freeze your own iceblocks in a freezer in the reception hut which is accessible when the manager is around to book in/help campers. There are two toilets and two shower/toilet/handbasin rooms. All the toilet etc fitments look very new and are of a very good standard but the effect is rather undermined as they are located in a quite crudely adapted and partitioned outbuilding. Plenty of hotwater from the showers although there is none to the handbasins and no dishwashing facilities.
At the moment Rosebud is sitting pricewise in between the much cheaper traditional field + tap setups and the only slightly more expensive camp sites in the area with more full on facility blocks, wetsuit showers, campers' shop for milk, bread etc, laundry and so on. Rosebud is only in its second year of existence and it will be interesting to watch how the owners' plans for its development unfold.
This is a great site. Jon and Terri made us more welcome than any other site I've ever been on! We arrived and got a cup of tea and a tour, which is a nice touch! The site was boggy, but with all the rain you would struggle to find a site that wasn't, however Jon had a system so the field didn't cut up too much and had more than enough tools if people did get stuck. The site is for campers run by a camper, on talking to Jon he's been camping for 25 yrs and knows what he wants from the site. There was little noise at unsociable hours which is great! the road was noisy but I wouldn't let that put you off the views are great! It is within easy reach of just about anywhere due to it being near the main road. All in all a great site which I would recommend to anyone and not hesitate in going back. £14 a night is a bit more than I usually pay but those views on a clear day are worth it! and if you need anything at any time day or night Jon will help, a true gent, and possibly (dare I say this) the best site manager in England!
