In a nutshell. A great holiday was had. Lovely countryside. Friendly owners. The site can be a bit boggy after the rain, which it did a lot of. Great showers, warm toilet block and very clean. Wifi at £10 a week. No kids play area or dedicated dog walking spot but neither seemed to mind. Very quiet on a night time, although it states no noise after 11pm it was quiet after 10pm. Lots to do in Keswick and the surrounding area's.
This is, generally, a lovely site in a beautiful location. The family who run the farm and site were friendly and helpful, but totally unobtrusive, and there is a delightful lack of the usual signs and posters telling campers what to do or not to do.
The camping field doesn't have electric hook-ups, although these are available elsewhere. It's fairly open but with trees round the perimeter which would provide a little shelter or shade, depending on the time of year. It's on quite a slope, but it's perfectly possible to find a comfortable spot and it doesn't matter which way you face - the views are just amazing in every direction. The slope probably means it would drain reasonably well, although it wasn't as issue when I was there. There is one drinking water tap at the top of the field, near the gate which leads to the rest of the site, including the facilities blocks.
The main block is heated (overheated, even in early April! But mostly comfortable) and has, in the ladies, 4 loos, 3 showers, basins, hand dryer and power points. These were kept as spotless as it's possible to keep anything on a farm by committed and friendly staff, everything was kept well-stocked and were very well maintained. The older, original block was open in addition during my visit and, although it was kept very clean, was definitely the second choice. The showers are push-button types and are not temperature adjustable. In the main block, they stay on for a decent length of time but in the older block, it's two or three seconds - very annoying. The temperature of the showers was far too hot, except for one evening when they were not heated at all. As soon as the issue of cold showers was raised, Linda was immediately on hand to try to resolve the problem, checking with customers and explaining what had happened. Exemplary customer service. However, when hot water was restored, the showers returned to just short of boiling! Even at a quiet time, mid-week in early April, it was necessary to wait for a shower at times.
There are plenty of walks directly from the site, which is great, given how difficult, rare and expensive parking spaces can be in this part of the world. The choice is wide and varied, from a gentle stroll to straight up some of the biggest hills in the area. Lovely to then return to a barbecue (which are permitted, with care), a glass of something and a great view of where you've just been. Keswick is close by for shopping and supplies.
The site could do with having just a bit more information available - a map, weather forecast (no phone signal on O2), emergency phone numbers etc. There really isn't anything.
The price was very reasonable, the location is excellent, staff great and facilities clean and reliable (if hot!). I would return at a quiet time and would recommend.
Easter weekend which is busy as you'd expect it to be but the field with the campervans and tents certainly wasn't as full as the caravan side. On the tent and campervan side there are no pitches marked out so it was a case of finding the least boggy bit of ground to park on as there were no hardstandings. We'd paid for electric hookup as we're staying a few days. When we came to plug in we noticed the point had a splitter attached to it, presumably to increase the number of hookups over the Easter weekend. The electric worked fine for the first night which was quite quiet however as more people arrived it failed to work and kept coming and going, on the last night we had no power at all.
The facilities were clean and despite the large numbers of people I didn't see queuing. The shower facilities failed on the first night though and the toilets blocked on the the morning of us leaving.
I think this place should be considered a farm with a place to put your home for a few days and not a place to camp for any length of time.
If we staying in this area again then we'll be camping elsewhere.
We usually camp around the South Lakes, but we find it has got so commercialised and far too busy for us, so we decided to go further north and explore a new part of the Lakes. We weren't disappointed. We saw a sigh for Burns Farm campsite on the A66 and after a very easy find we arrived at the farm.
We were greeted by a very helpful young lady called Linda who walked us to the camp field and showed us several pitches with the most amazing view. She gave us so much advice about walks and places to explore
We noticed there were several tent pitches with electric hook-ups, but we always camp without. The pitches were all lovely lawned grass pitches. Not the gravel carpark looking pitches which are a nightmare to knock the pegs into. We pitched our tent in no time. There were several other couples on the site in tents and a couple in a VW camper van, they all seemed very friendly and there was no noise at night either. It was truly magical waking up to glorious views and tranqual settings.
We came for a couple of night, but ended up staying 5, my husband had an appointment to go back to otherwise we would have stayed longer!
The site is set on a working farm and we got to see some baby lambs been born, one of the sheep had 4! You can buy free range eggs 6 for £1
The grass is well maintained and the facilities were spotless. The block has central heating and was warm everytime we used it. Lovely after an evening shower and the free showers were always hot.
The mobile phone signal was great and you can get 4G! My husband bought wi-fi from Linda for work emails on his laptop, the speed was good.
The village is only a 20 minutes stroll for a meal, we had a BBQ most nights and sat with a beer and planned which of the hills we would walk next day. We hardly ever used our car, so much to do, so little time, we will differently be back to this little gem what a great find and only £14 a night
We stayed here for 5 nights in October, never having been to the Lake District before we were really looking forward to our stay.
The site was easy to find from the main road and in a very nice setting.
1st impressions of the site were that the whole place could do with a clean up, the grass was long, the barn looks like it's going to fall down and there is general feeling of ill repair.
The owner was helpful and we could choose our own pitch. The grass was very long and with the rain from the previous week none of the pitches were particularly impressive.
The shower block is dated and in the time we were there the toilets were only cleaned once, the overall impression was run down, dirty and really not very nice. The water was warm but the 20 second bursts were not sufficient. I would advise anybody planning to make use of the facilities is to make sure they have shower shoes with them as I would not have used the showers with bare feet. There was enough space but no where to put your clothes, no shelf or chair, not a pleasant experience.
Overall the site was run down and in need of a good clean and tidy, the showers would not have passed any kind of hygiene test, really not nice.
Never having been to the Lake District before I'm not sure if this is normal for the area but from previous camping experience this site falls way short of any sites I've visited before.
Nestling in the beautiful Eskdale Valley close to Scafell, England's highest mountain and Wastwater, this site is a children's paradise in the heart of the Lake District. The first thing that meets you on arrival is the pond, fed by a stream and usually full of children paddling and playing on tyre rafts. The playground has zip wires, climbing frames, tyre rope-swings and adventure courses.
Grass pitches (some with EHU) for tents, motorhomes, VW-sized campervans (no caravans). Refurbished toilets, showers and laundry. Peace is the watchword on the campsite - catering mainly for families and couples with silence after 10.30pm. Don't forget your marshmallows - campfires are allowed in selected areas. Nearby shop and pub. And there's an added extra: the site sits along the route of the Ravenglass and Eskdale Steam Railway line, with it's own station. Choo Choo! Find out more here
Stayed here for a week and really enjoyed it. Was on number 1 pitch which was right at toilets, but caused no hassle. Toilets are warm and showers are really warm, so if had to wait it didn't bother me or my good lady wife. Will return again as there was no hassle at site and owners just let you chill out.
Good site, perfect for exploring Keswick, would return. The toilets and showers were clean despite it being the busy bank holiday weekend in August. Only minor issue is that because the camp site was so busy we did not have much choice where to pitch our tent and as a result we were pitched on a slight slope.
Stayed here several times now. Usually in tent but this time in camper van. Emailed and phoned several sites in the area from midweek hoping to find a space - with this being August Bank Holiday Weeknd I wasn't surprised to struggle and resigned myself to a spot of wild camping or double driving from home each day.
How pleased was I to then get another email reply from Linda to say she would manage to fit me in after all? Brilliant!
Arrived at noon Saturday and left Monday - an absolute bargain at just over £30 for 'van plus 2 adults with EHU (inc' my dog too at no extra fee unlike many sites)
Never seen the site as busy as it was this weekend and yes, if you went to the showers at peak time you may have had a short wait. And if you went in just after peak time you may have noticed a wet & dirty floor. But you had to be quick because the floor and shower block was soon cleaned by either of the two very helpful Lindas, who were both constantly in attendance throughout the weekend.
Used the alternate shower block for the first time on this visit - slightly more dated but perfectly clean and well maintained and V hot water too.
Disappointed to see so many people had failed to separate their recycling and just dumped so much into the general bins - only takes a minute and helps keep the bins from getting as full and environment as damaged. Thats nowt to do with the site though - they provide plenty of recycling options. Speaking of bins - they were even emptied today - a bank holiday!
This campsite is ideally placed for pretty much all the N Lakes by vehicle, and closer at hand there's a super little walk up to Tewit Tarn just a few hundred metres away or to The Castlerigg Stone circle a little further on. Keswick can be reached on foot within about a 90 minutes gentle, flat & traffic free walk and for the super fit, Blencathra summit is less than an hours run.
Didn't use the local pubs on this occasion as we are easily able to fetch all our provisions from home (only 30 mins drive). To the best of my knowledge there's no nearby shops so you would be best stop in Penrith on your way there, or call into Keswick.
I have noticed a brand new, fantastically well designed coffee shop building in the centre of the village (adjacent to public WCs). The rear is hidden from the street but has a terrace looking straight across toward Clough Head and Threlkeld Knotts. Gotta be worth checking out to see if the brew matches the location
Cant really say much about the suitability for kids but I noticed some lads playing footy in a set of goal posts and lots of ballgames going on generally, and also plenty of little 'uns cycling around the grassy level site, so I don't think there's any shortage on this front.
So would I go back to Burns Farm? Absolutely! In fact if I wasn't busy elsewhere next weekend I'd be there again then
Visited Keswick on a spur of the moment weekend away, the first site we arrived at resembled a festival/refugee camp, people piled high with tents on top of one another. After going back to the drawing board we found Burns farm which was also busy but the owners were able to offer us a pitch. The site itself has good size pitches and the toilets were reasonably clean given it was an incredibly busy weekend. The views from our pitch were excellent and the overall experience is good enough for me to return. My only recommendation would be to have the bins emptied a little more often at busy times as they were full to the brim and a little smelly although you only noticed when walking past. There was a little road noise but not enough to cause an inconvenience.
Site was nice and flat, close to Keswick which was good. Plenty of hot water and enough pan wash stations. Toilets are in two blocks, one on the campsite itself and one across the road on the farm. I only used the campsite ones as didn't wish to cross the road with the little one, as he then might have tried it on his own :-(
The ladies block on site had only three wash hand basins, three showers and four toilets, although mostly clean and tidy, few cobwebs etc, (but with plenty of loo roll!) and plenty of hot water, there were queues :-( - can't comment much on the men's only to say my partner had to wait to shower each day too.

Not a massive site, two sections on grass and one section hard pitch - this section was closest to the toilet block - used by caravaners mostly. All in all a good site.

Lovely site we could go any where we wanted -we had hook up and were told where the sun was at different times of the day so could chose sun am or pm or all day. Keswick has a really good supermarket in Booths- very good salads and fresh food and plenty of options for the camper. And is only a 10 min drive away (it also has a co-op but not much choice) I could do a round walk with my dog early doors some off lead and some on. And Castle Rigg circle is a short walk away. Toilets and showers clean even after D O E. Okay it is a working farm and they sheared the sheep whilst we were there but that just added another element and it didn't bother us at all even though the shed was behind our tent and lets admit it's just part of the lake district life. We will stay again, just hope we will be as lucky with the weather as we were this year!
With it being the first day of the school holidays (19th), I thought it would be best to book for 3 nights for a friend & myself. I've been to this site before with my husband. It is a gorgeous site with great facilities. The showers are hot (maybe too hot for children), the toilets are clean & have plenty of loo roll. We stayed on the smaller field, non ehu and there was only a couple of other tents. It was raining but warm when we were pitching up. The site started to fill up a bit on the Saturday night/Sunday morning. There was some kind of convention on in Keswick & there was quite a few people camping for that (with huge tents)! The weather was fantastic. Wish I didn't have to come home. I will definitely return over & over again
Just back from a great 8 nights on this lovely working farm campsite. The facilities are clean, the toilets and shows do get busy but I did not have to wait very long for them to become free. The water is really hot (I would say the hottest I've had on a camp site) our pitch was a great size - we have quite a big tent and still had space to sit outside the views are breath taking and there are lots of walks you can do straight off the site. Linda was very welcoming when we arrived she walks around the site each morning to check all is ok. I would recommend this site to other campers!
We had first of all booked here for 2 nights but stayed 3, and we were tempted to stay an extra night, this site is fantastic mrs lamb is lovely and so helpful and friendly. The showers are red hot and very spacious. I would recommend this site big time. We will definitely be going back. The views are amazing and just down the road you can pick up the pld railway line into keswick and cycle or walk it, also very handy for some good walks.
We stayed here after reading the reviews on this website, and a recommendation from a friend. We were making the most of a good weather forecast and decided to do some Wainwrights near Keswick, and chose to stay over for one night rather than travel back the same day. Booking via email was very easy.
Our planned walk took longer than we expected, and we didn't arrive at the camp site until 6pm. The owner was very friendly when we called to check in and pay, and just told us to pitch where ever we liked. As it was so late on a very sunny day, the camp site was already busy, and there was only one spot around the edge of the camping field left, right near the entrance. We could have pitched further in, but we prefer the privacy that an edge spot provides. I like that you can park next to your pitch, we actually used our car as a bit of a wind break as it was very windy. The views are lovely, panoramic views of the fells! The ground was a bit stony, but nothing too bad.
The facilities were good, nice and warm with hot (free!) showers, which were very welcome after a busy day walking. Not masses of toilets/showers for the size of the site, I imagine on a bank holiday you may have to queue at peak times, but it was fairly busy that night, and we had no problems. I like that they leave a mop and bucket so people can tidy up after themselves! My only minor niggle was a lack of toilet paper in one of the cubicles when I visited a couple of times. Maybe an extra roll in the cubicle would be a good idea?
We had a nice meal out in Keswick, and returned to the site settling down for the night around 1030, it was lovely and peaceful.
Unfortunately, we were rudely awakened at 215am by some drunk people returning to the camp site in a taxi, having ridiculously loud conversations and slamming car/van doors for around 45mins. Needless to say this was not the campsites fault, but it did put a minor dampener on our otherwise very peaceful stay. It is a shame that a minority of people manage to ruin it for so many others.
We will definitely be returning to the campsite in the future, as it was fantastic value and really well located for walking and for Keswick town centre, but we may avoid Saturday night next time, and stick to visits in the week in the hope of a good nights sleep!
